Debbie, So close, yet so far apart!  I sometimes think the Cincinnati oriented people forget Dayton is just a short ride north!

Michael, Exactly!  Toads are small, but get a big bullfrog and that predator has a meal.

Cinnamon, It's something Liz figured out early on for our area, you need both to get max exposure.  Some agents don't want to pay the extra membership fees, but it gives us extra exposure on Realtor.com too!

Anita, Thanks!  In this business, we have to know the best approaches to help our clients, this is just one way to do it!

Gabe, It's crucial for them to understand too!  A home in just one of the MLS helps us if we have the buyer.  We'll set up our automated buyer home searches for both MLS to catch the homes that are only in one or the other, knowing a fair number will duplicate.

Bliz~Great information for your clients! I have often wondered how people in the "sweet spot" decides which side to go to.  Makes perfect sense that the Agents in that area NEED to be in both.. Of course I would have figured this out if I were in the middle.. LOL

gosh I started out in Dayton and I don't think the idea of being in either the Middletown MLS (is there still one?  ) or Cinci ever crossed my mind...or that anyone in Dayton's south suburbs was "doing it."  We would split buyers and they would often buy in the Westchester area rather than in our market.  Showing up in the Dayton MLS for properties between has got to be great for sellers in your area.

No official MLS here in Manhattan New York market. But sometimes sellers list properties with firms that do not share the listing with entire brokerage community, and it becomes a ghost listing to buyers.

Maureen, There's still multiple boards for our area (such as Middletown), but only Cincy MLS and Dayton MLS cover our turf now.  It's a help, especially as you hit Lebanon and north in the county.  The Mason residents, probably not quite as much, but it DOES give double coverage in Realtor.com, so we still place in both to gain that and other advantages.

Eileen, A whole different way of doing business for you there if listings aren't shared!

We have homes listed in "tweener" areas as well, and they go on two MLS systems as well. It maximizes exposure. Very smart move on your part to incur the overhead on behalf of your clients' best interests.
