Buying a home can make you feel mental. Did you miss the perfect home? Will anything ever be as good as the one that got away? All these comments came yesterday by the same clients. After looking for a couple of weeks, they had reached the stage of panic.....they really hadn't found the right home and were afraid it just wasn't out there and they had passed up the "next best" option. Somewhere.....but they weren't even sure which that was. Slow down and breath deeply! :)
While I'm pretty sure there is a Code of Ethics rule which prohibits me from bringing booze to showings, sometimes this is exactly what I'd like to do. Once a buyer....especially a first time buyer....loses a home to either a better offer or delay, they begin to second guess and panic. Did they miss the ONE home which would make them happy? Fulfill all their dreams? Probably not....but I understand the emotion. What we need to do is work through it. This was my afternoon yesterday.
I had just finished my afternoon appointment and was strolling through my local Walmart in search of necessities (and the new Call of Duty, Black Ops for my son) and the phone call came.....absolute confusion and panic on the other end of the phone. They didn't know what they should do about the home purchase, was the one house still available? is it the right place? what did I think? should they just go for it?
When I hear "JUST go for it" I know it's a compromise and before we do that, we need to really discuss it.
So I threw the bags in the trunk and met them at a local coffee shop and brought the file with all the listings we had seen so far. One by one we went through them along with my notes and brought them back to the home, the things they liked and the things they didn't. In the end, we did find one that met most of their requirements and many of their wants.
So we grabbed our lattes and headed back to see that home again and ended up writing an offer. Fortunately it's an equity seller (the sellers have gone to an assisted living facility) and we expect an answer any time now. There were no other offers, and we were very close to asking price....so I'm expecting good news. More importantly....the wife called me to say she had "slept like the dead" last night. So I think some of the anxiety is gone.
The ironic thing is that the home we ended up offering on was NOT the one they were so worried they had lost. That one, when we reviewed the notes, was really all wrong....but it did have nice granite counter tops in the kitchen. Clouded memory! So the only casualty turned out to be the melted Christmas M & Ms in my trunk. But that can be fixed.
