The Master Bedroom .... The Master Suite ...

You see it advertised in glowing terms. That is because this area is as important as the main floor when you are selling your home.

The 'Master' is the retreat from the world for the owner of the home. It supposed to be a serene refuge for relaxing, unwinding, sleeping and let's not forget romance.

It may be just a bedroom or it may have an en suite bathroom and walk-in closet. Even the smallest townhouses now have at the very least an en suite privilege to the bathroom.

In older homes the Master bedroom is only marginally larger and you can forget about an en suite or walk-in unless a renovation has been done.

Never the less the buyers are still dreaming about their perfect Master Suite.

This means you need to show the buyer your Master in the best light possible.

By Staging this area you will help the buyer see the space and how it will fit their lifestyle.

Buyers want that magazine/hotel look. The bed is the focal point of the room.

Buyers want the room to feel spacious - large enough to hold their furniture.

Avoid distractions like a computer area; a large TV or exercise machine.

Allow the buyer to envision themselves here. Make sure the ironing board is away, the laundry hamper is out of sight, your shoes are in the closet and personal items are not on display.

By showing the buyer a neutral,elegant space you will help them see themselves sleeping here. You will allow them to see the possibilities your home offers.

If it is a smaller room in an older home it will help them see the potential for future development.

Show the buyers their dream is possible in your home.

Stage the Master Suite/Bedroom for best effect.

Lori, some people spend more time than others. But let's face it, this area of the home has evolved into a desired 'feature' for today's buyer. I'd be tickled pink if the utility was inside too LOL!

Masters are great except when the house has a premium on it for it.... i just showed a master atypically large for area with double doors, 2 showers, fireplace, and bathroom bigger than the bedrooms in the house...the buyer immediately realized that the only difference between this house and the others i showed was the master...oh and the 45 k increase in price.... we put a offer in.... no luck though.

It is interesting how much the Master closet plays into many of these situations--One large closet or his and hers.    It's very challenging to market older properties where the Master is upstairs or is not significantly larger than other bedrooms.

Too bad your buyer didn't get their dream master Michael. Sounds like quite the 'suite'.

Barbara, so true. Even in smaller newer homes there is a walk-in closet. Older homes were lucky if they had a double closet. The master may be bigger than the other bedrooms but still small by today's standards.

Great points.  One more - in the master bedroom if your window dressings are more than 12 years old change them to something lighter and more contemporary - I don't care how much you like them, they look dated!

I've photographed many master bedrooms that are a great space, but what jumps out is the big heavy, multi layered floral drapes!

Amy, you are so right! Window treatments have definitely changed. There are fewer layers and they are far less 'traditional'. Buyers value natural light and being able to see out a window enlarges the feel of the room.

The master bedroom is very important to me.  For myself, if I were selling, the exercise equipment would have to leave for the duration.  It takes up a good amount of space.

Great post, Janice!  Congratulations on the Feature!  Too often the master becomes a catch all room and sellers don't remove any where near enough of what they should when preparing to sell.

Thanks Sharon! You are right, some buyers do turn the space into a catch all. Some have toys in their for their kids and that totally kills the adult retreat feel.
