The weekly caravan to tour listings in the 80's and now.

In the early 80's we signed up in our small town to get Multiple Listing Service and lockboxes.  The next thing that our California transplant gave us a hint about was touring listings.  He said, "Well, in California we all got together on Wednesday and had a caravan to preview all the listings that had come in."  SAY WHAT!!  That is an idea that we should have thought of all by ourselves!  Before we can say SCAT again we had the plans made.  We'd meet at some restaurant, have coffee and have a list to tour of  the properties that had been turned in.

It was fun.  A car load of people would ride together, badmouth our broker or other real estate agents and sometimes discuss really important issues.  We chatted with people from other offices (and oftentimes rode with them) as we went through the houses. 

I remember some embarrassing moments.  Most of the home owners were told to leave while we toured but sometimes they were home.  One agent was a loud talker and whatever he said could be heard all over the house.  He was guilty several times of saying something like, "Man this house sure stinks," or other derogatory remarks that were heard by the home owner.  We started trying to warn him in advance that folks were at home!

The tour was beneficial in that if someone asked us about a property we'd seen it.  That was way before visual tours and multiple photos and was a real help to the serious agent.

The best thing about it then and now, however, was that it made us all get together and visit each week.  If you'd been nasty to an agent during the week, you had to face him again on Wednesday.  It made us nicer and more polite as a Board because we realized the importance of getting along with everyone.

In our small town the more successful agents still tour.  They may be making mega-bucks but you will see them on tour almost every week.  They swear by it.
