Boomer Realtors and the Gen Xers

Recently  I watched a webinar by Matthew Ferrara that focused on Boomer Realtors and the Gen Xer mind set. It talked about how so many of us attempting  to work with Gen Xers,  often  think they are from a different planet!  The webinar focused on the cultural influences that have shaped their thinking, and the parallels of Star Trek. There are 40,000,000 of them between the ages of 30-45, that are "move up" buyers, who made Captain Kirk their hero.

Gen Xer's Hero

The average age of Realtors is 54, or Boomer age.  42% of  Boomers got married between the ages 18-28,  and bought their first home.  67% of Gen Xers were single during those years, and  they are now turning into first time sellers, and second time buyers.  These were the "latch key" kids that grew to be independent, highly educated,  competitive, and image conscious. They grew up with Captain Kirk and Star Trek.  As a result Boomer Realtors and Gen Xers seem to have problems communicating, just like the Admiral and Captain Kirk. 

Unlike the Boomers, Gen Xers want the latest features, less maintenance, and don't want to spend spare time with DIY projects on the weekend!   They want "move in ready". To emphasize this point, research showed that during the building boom, Gen Xers accounted for 49% of the new construction purchases.   ---  If you don't think home staging is important, think again with this group.  Gen Xers do not care to do even the smallest repair. Boomers believe in DIY.

Another fact about the Boomer Realtors and the Gen Xers was that many of these realtors do not get this.  Gen Xers won't  buy a home and  put more money into it.  They will disqualify a home if it does. They don't do it with their cars, or their technology, because they are too busy. Remember they are "image conscious". Wasn't the  Enterprise the best starship in the fleet?   

Another issue between Boom

er Realtors and the Gen Xers is the media they use to reach each other, and marketing a home.   Boomer Realtors and Gen Xers  clearly have distinct differences here.  Like Dr. Spock, Boomer Realtors need to advise, support and forget control.  And do not say "Because we've always done it that way".  A Gen Xer will think you're crazy.  -- Now's who's from another planet???  You need to focus on them, and leave them in control, just like Captain Kirk and Dr. Spock.   Boomer Realtors  need to be advisors and educate them.  Remember, Gen Xers are independent, and don't like being sold.

And posting pictures on an MLS is merely a start to reaching tech savvy Gen Xers.  They use what they grew up with.  Remember "Beam me up Scotty "?  Funny how the cell phones of today resemble those devices.  Gen Xers  are visual, and don't like to wait, so adding blogs, websites, and tweets into the mix is something they understand. According to this TV webinar, 50% of Gen Xers have a social media page. 68% of Gen Xers sleep with a cell phone near their bed, and 1 in 5 watched a video on line each week.

I talked about this research with my Home Staging Group on Linked In, and the response was one of the biggest yet.  It's obvious that many of them are having difficulty getting the "move-in ready" concept into the sellers/realtors mind set. 

There is more information on how to reach this influential group on Matthew's website, but one more thing he pointed out was the fact that about 75% of realtors don't have a black berry,...and this group has heavily into technology.  

FYI, in a recent interview on 60 minutes there was a interview with the Facebook founder, and it was noted that something like 200,000,000 a day are hitting their facebook through a mobile device.   Realtors that are in teh Boomer age you may want to learn more, or lose out.
