Young Buyer Wants to See 15 Properties TOMORROW from the WEB

SINGING IN THE RAIN.....

I GET A CALL FROM THIS YOUNG LADY THAT IS WITH OUR USMC. SHE SENDS ME AN EMAIL THAT SHE FOUND 15 PROPERTIES AND SHE WOULD LIKE TO SEE EVERY PROPERTY TOMORROW.  I SAID, "WELL, DEAR I UNDERSTAND YOU WOULD LIKE TO SEE THEM TOMORROW, BUT LET'S GO OVER ALL THE PROPERTIES FIRST".  SHE SAID, " I WILL MEET YOU AND I WILL SHOW THEM ALL TO YOU IN THE MORNING".

WELL, HOPING I DON'T COME ACROSS TOO BOLD AND AGGRESSIVE, I MENTIONED THAT I NEEDED TO SEE IF THEY WERE AVAILABLE FIRST AND NOT TO MENTION THERE MAY BE SOME LISTINGS THAT SELLERS ASK FOR AN APPOINTMENT. I SAID, " SO, IF YOU HAVE A NUMBER I.D. ON THE PAGE CALLED, "MLS #" PLEASE SEND IT TO ME OR THE ADDRESS OR BOTH, SO I CAN MAKE SURE IT IS THE SAME PROPERTY OF INTEREST.

SO, TWO HOURS LATER.......... I GET THE LIST SENT TO ME. I CHECKED EVERY LISTING IN THE MLS AND THIS WAS WHAT WAS UP WITH THE PROPERTIES..........

  • 1-- 24-HOUR APPOINTMENT REQUIRED
  • 3-- WERE IN PENDING STATUS
  • 2-- BACK UP OFFERS
  • 2-- SOLD STATUS

SO, WE ARE OFF TO GO SEE (7) PROPERTIES AND SKIP THE APPT. REQUIRED ONE IN THE AFTERNOON AS I ALREADY HAD A CLIENT SCHEDULED AT 9A.M. SHE WAS OK WITH THAT...

(ONE WEEK LATER.... WE WROTE AN OFFER, IT WAS STILL AVAILABLE AND WE GOT ACCEPTED TODAY)

I KNOW SHE MEANT WELL, BUT I HAD TO SLOW DOWN AND BE PATIENT & EXPLAIN  HOW THINGS ARE DONE, AS MOST TECH SAVVY BUYERS THINK EVERYTHING IS AVAILABLE ON THE WEB WHEN SURFING.

I AM USUALLY BOOKED ALL WEEK, BUT I KEEP TWO HOURS OPEN EVERY DAY IN CASE I GET LAST MINUTE CALLS. LET ME TELL YOU, I GET LOTS OF THESE> THESE DAYS....

IT'S RAINING & I AM LOVING IT!!!!

Product knowledge is very important. We can usually count on the list containing a bunch of homes you can't see for all the reasons you wrote, and then some.

Hi, Lauren.

Maybe things are different in CA.   But 24 hours notice?  Unless the property is unique or upscale, forget it.

And Dear Buyer, you do have a Pre-Approval Letter, don't you?

Also, Lauren, this shows the fault of so many Real Estate Listing Sites - WHY isn't Pending and Sold etc. being reflected on the Website.

I am always amazed when someone calls expecting to gain entry to a home without notice. I see from your post and comments that Hawaii may be unique. 99% of our homes are open house or by appointment only.  It is rare for a home to be shown on less than 24 hours notice and by law a tenant occupied home must be 48 hours notice.

It sounds like you hit a home run with this buyer.

You wouldn't be under contract if the buyer didn't have all of the necessary documentation and if you didn't have a BBA signed. Congratulations!

Hi Lauren, excellent job! This one sounded like they wanted to move fast. It's frustrating though when you get e-mails on properties that have been pending or sold but still showing up on other sites without a status change.

Curt, Immediately~ I won't show property without an approval, EVER! NEVER! EVER! She was already VA approved. So, that made things super easy~

Thanks Jon, sometimes you have to do your own reaction on your own, take a deep breath and be professional at all times. We have to remember we have been doing this a long time and know it all. (Well, we should... ;) )

Fred, thanks so much... and yes, many times various sites don't update as they should when you update the MLS.

Maureen, interesting to hear different processes across the nation... Many luxury homes, over 1 million, most agents request an appointment... Most, but not all, depending on the seller.

True Gabe and this was long. Usually, military buyers make up their mind by 2nd visit, but usually first day out. Since it's a buyers market, they don't want the property to NOT be available the next day. That's how fast properties have been going...

Good job Lauren... An overzealous buyer is wayyyyy better than an unmotivated buyer..You slowed her down she followed your direction and because of her listening to you and committing to the appointment she is going to probably get a great house..

Andrzej~ thank you, I had to make sure I didn't come off across condescending as those of us doing this a while sometimes turn into know-it-all... (I know a fellow competitor who loses business due to this & a win for me). So, I never want to be talked about that way...

We live in such a now world that buyers are almost expecting that they have just as instant access to the home as they do on the net. I've had this conversation with new potential buyers many, many times and you did the right thing and obviously didn't come off pushy or they wouldn't have written an offer a week later. (CONGRATS)
