Do I really need a Realtor to sell my home?

Do I really need a Realtor to sell my home, I get this question from many people who have tried to sell their home on there own. Your Home is one of your biggest investment, are you sure that you want to do this on your own.

Take a look at why you should consider using a Realtor before going on your own:

1.  National Realtor Assocation stated that using a Realtor will net you the most money when selling your home. In comparison to doing on your own.

2. Legal paperwork: are you familiar with all the legal terms like:why I should consider using a realtor when selling my house

abatement
A diminution, decrease or easing of something; Abatement refers to a reprieve from or reduction in a debt, tax or other payment obligation faced by an individual or company

clear title
a title to real property that doesn't have any encumbrances such as liens or judgments against it.

cloud on title (cloud)
A claim, or encumbrance on real property that affects or impairs the title. Examples of cloud on title include: a mortgage lien whose repayment hasn't been officially recorded; a deed which has been signed but hasn't been properly recorded.

dominant estate
dominant estate is the parcel of real property that has an easement over another piece of property. It is also called a dominant tenement.

escrow
This term is usually used to put aside some money, documents, or something of value, with an independent third party called an escrow agent, to satisfy certain debts or obligations established in a written agreement. 

3. You don't have to interact DIRECTLY with the buyer ( A Realtor will negotiate on the price)

4.Realtor can also offer TIPS on making your home more attractive to potential buyers.

5. Pricing it RIGHT is important: A Realtor can help you when pricing your home.- They know the business, local market and the process too.

So if your selling your home, Why don't you consider using a Realtor to help you make the most from the sale of your home.

Great stuff and thanks for the new ideas.  I spoke with a FSBO who really appreciated it when I told him I could keep an eye on any buyer that wrote a contract on his property.  I listed him that same day.

Why anyone would make the largest transaction of their life a do it yourself project is beyond me. While I have seen firsthand examples of unscrupulous agents, the people most hurt in a transaction were FSBOs screwing up their own deal.

Do they not know that a prospective buyer will walk away rather than make a lo ball offer.  Buyers will choose to walk away rather than embarrass themselves or the seller.

Donna.  The false lure of yielding more cash because they don't have to pay a commission is what drives them for the most part.  Disappointment is nearly inevitable.  The only folks I know to have had some success are former licensed agents who at least know the process and the risks.  But don't you think they should know better than most how hard it is?

What we do for the seller is of a GREAT VALUE and we are there for them, whenever they need us. I know that many sellers may think differently but once we show them and tell them what we could do for them they will look at us DIFFERENTLY.

Joyce: It's really important for the seller to know the laws and in the end it may cost them more in the long run.

Eric: A buyer should use a Realtor also so that they'll have someone represent them in the process.

Cheryl and Jennifer: I think that the seller don't realize that using a realtor will net them more money in the end, in comparison if they did it on there own. A Realtor can price it right and also negotiate in the best interest for the Sellers. IN THE END THEY WILL WIN.

K.C : I think we need to write it down for them.. so that they could see and know that we are committed to it.

Chris: It's amazing what we do to make sure the sale of the home is completed, but I think many sellers are not aware of it.

Brien: Good for you.. once we show them and give them something of VALUE. Then they will come around,...

Michael: knowing about the different disclosures are very important for the seller to be aware of, so that they will be protected in the END.

 

Philip: It's the largest investment for many homeowner, so I think it's best to think it through before making a decision to go it alone.

Shirley: I just think a seller is not aware of that... and also what we could do for them.

Thanks Donna - some sellers think that they will save money by eliminating the real estate agent's  commission even though statistics show that this is often not the case. Listing a home on a few MLS sites is not all that you need to do to sell a home.

In my opinion there is nothing that can replace a good Real Estate Agent and, as you point out, the buying and selling process has many components that can benefit from the expertise of a real estate professional.

Donna, Congrats on your featured post! Happy New Year! There are some sellers who can sell their own homes and have done so many times over- they hire attorneys to handle the legal terms and such. Then there are the majority who do need to enlist an agent to help them through this process. I think more so than even the contract, because we as agents are "not allowed to practice law without being an attorney"- is the marketing aspect of the deal. We are contracted for our marketing and sales experience and expertise. If we keep it in that realm, we are safe but also we are not dissing some seller's intelligence:). Katerina

Another issue that faces those that are selling on their own is the TYPE of buyer that is attracted to a FOR SALE BY OWNER home.  Sure, some legitimate buyers are going to stumble across the home but the majority of buyers that come to look will be bargain hunters, making the negotiations all that more difficult to someone who isn't used to negotiating home sales.

What a great post, many consumers watch way to much HGTV and think that selling their home is a no brainer. I always ask clients that are hesitant to use us if they perform their own root canals. Its equivalent in my opinion...

Congrats on this feature.  People just take what we do too lightly.  They see dollars signs that they THINK they will save, but are clueless about the rest of the process. Some are fortunate enough to make it through to closing, but for the most part, I'm sure they'll never want to repeat it.

Katerina: Sometimes taken short cuts is not the best way. Yea, you may think your save money but in the long RUN your loosing money. Negotiating on your own sale will only make it hard for you to make the most money on the sale of your home. Happy New Year to you too.

Harry: I know that many people are not aware of what a Realtors do, so it does appears to be a simple job until they realize that it takes lot to get the  JOB DONE.  

Ron:The buyers that are attracted to FSBOs are looking for a deal but in the end seller can't net the most from the sale.

Diane: Many sellers have different options but I hope that would see why it's best to consider using a realtor: happy New Year to you too.

Brent & Deb: That's a great way to look at it too. If someone is suing you; would you represent yourself in court or would you get an attorney. Some things we shouldn't leave up to chance.

Charita: Your right.. It's about saving the money, but in the end you really spend more.

1. not pricing it right.

2. not negotiating, so that you could get the most money

3. may pay additional cost for attorneys fees.

so in the END they do loose more money.

They absolutely do NOT need a Realtor!

People charged with crimes don't need attorneys; couples can have their babies at home; you can self-medicate instead of going to see a doctor and who needs a pesky accountant during tax time?!

A true tactician in any profession delivers value, expertise & savvy which generally results in a far better outcome than taking on a task outside of one's own realm of expertise...not to mention it removes a LOT of the stress & emotion from being on the front line, without a buffer.

Now, if you'll excuse me, I have to go & change my own brakes...NOT!
