There are still mortgage loan programs available for buyers to get into a home with NO MONEY OUT OF THEIR POCKET!

 

Below are 3 unique mortgage programs to guide you through Buying a Home with No Money Down & No Closing Costs:

 

 

 

1. USDA Program -  In certain geographic locations you may qualify for a 100% Financing Mortgage with No Private Mortgage Insurance (PMI) which is usually required when you borrow more than 80% of the sales price. Eligible borrowers may use Federal Grant Funds to cover all closing costs.  To determine if the property you are buying is eligible, go to USDA's Areas of Economic Opportunity.

2. VHDA Loan Program-  This program also provides 100% Financing of the sales price and includes No Closing Costs because these costs may be paid by a Federal Grant issued to qualified buyers.  To determine if you qualify for this Free Grant program, go to Free Money.

3. VA Loan -  For our military servicemen/women this program likewise provides 100% Financing with no PMI, and closing costs may also be paid by Federal Grant Funds.

 

 

 

 

 

Strategies for covering closing costs with no money out-of-pocket include:

 

1- Obtaining the Free Federal Grant through our bank's unique offering to qualified borrowers. Apply Here!

2- Financing the closing costs with a 2nd mortgage loan at the same low rate as the 1st loan.

3- Request that the closing costs be paid by the Seller at Settlement.

I am certain that there are buyers everywhere who would love to know that there are programs available that provide exactly what you've described. Sadly, most can't take advantage because they don't fit the criteria. Especially for the USDA program, there are so many who do not want to move outside of their comfort zones.

Hey William,

You would be surprised how many areas right outside of the main areas with a short distance to drive where they would be able to qualify for the USDA program and many other great 100% financing programs. As an agent you could potentially focus your farming and advertising to those area in which the various 100% programs do work. I am not familiar with Connecticut but I can tell you in the VA & MD area there are still decent areas in which to live in the out skirts. Also, people might reconsider their stubbornness on where they will live when you can show them a difference of 100's of dollars difference in their monthly payment. Good Luck in 2011!

Steve, thanks for the information on no money down loans.  I'm sure there are a ton of people looking to find their dream of owning a home and these programs make it a possibility.

Thanks Joe-Yes, fortunately the first time home buyer is responsible for buying up a big percentage of the inventory on the market. These 100% financing programs allow buyers to acquire a home who can afford the monthly payment but do not have a lot of money saved for the purchase of a home.
