5 Reasons Why Your Home Isn't Selling

Below is a blog by Christa as to why some homes might be selling. I might have put the reasons in different order such as price being number one and Poor home maintenance above commissions being paid ( though that's a tricky one ). If your home is on the market, but sure you have a good agent to help you get buyers to your house and it is ready to sell!

Here are the Top 5 Reasons a Home Doesn't Sell

  1. Poor photos are placed in the multiple listing service  and marketing materials.  Let's face it...buyers want to see the best looking homes first.  Your agent of choice should take the best photo's possible so your home shines like a star. 
  2. Home is overpriced.  Buyers are looking for value.  If they see a home that is higher than other homes in the area they will at look at the best valued homes first.  Remember, improvements to a home are usually done to fit the lifestyle of the current owner and do not necessarily fit the lifestyle of potential buyers.   Always use caution when adding the cost of improvements into the list  price.  A good Realtor will know what is reasonable and what a buyer just won't pay for.
  3. Little on-line marketing.  If the listing is difficult for on line buyers to find how will they know your home is for sale?   Over 85% of buyers begin their home search on the internet.  Your agent of choice should focus their marketing efforts where buyers look most.   4. Low commissions are offered to the buyer's agent.  Think of the commission offered as an incentive for the agent to show your home FIRST.   Yes, agents show all homes to their buyers regardless of commission, but mls statistics show that homes offering higher commissions sell faster.
  5. Poor home maintenance.  Buyers perceive what may be small issues (like chipped paint) as potential indicators of much larger problems.  Walk through your home with your agent as if you were looking to purchase a home.  What stands out to you and your agent will definitely stand out to potential buyers.
