Historic Homes of Denver - Question # 5 - Do I Really need to get a Radon Test?

Yes, Radon is common in the suburbs, but this is still relevant in Denver.

Is it really necessary to have our home inspector conduct a radon test?  We have heard that radon isn't really common in Denver.

Dear Fred & Sheila,

You are correct, radon is much more common in the burbs southwest of Denver.  However, I have seen unacceptable levels found in homes in central Denver.  So, in short, my answer is yes, have the test done.  That way, if it does come out high, we can request that the seller pay for a radon mitigation system.

You will eventually sell your home, and there is a better than average chance that a buyer will conduct a radon test.  If you already have a mitigation system in place, you won't even have to worry about it. 

With Sheila expecting, making sure that radon is NOT in your home is a good precaution to take with the new baby arriving soon.  Please call me if you have any additional questions.

PS - These buyers did do a radon test and the level was under EPA standards and no mitigation system was needed.  However, I still believe that when children are involved it is better to be safe than sorry.  Also, I think that as a Realtor, you must always CYA, especially when children are involved.

Kerry, homes should be tested.......the seller should provide the test and make the necessary retrofits to make the home safe.  Radon is a real and present danger...... I was made aware of a former home I owned in Truckee, CA....the whole town is built on decomposing granite....that house had dangerous levels of radon, something we never heard of in the 80's. We lived in that house for 5 years.  We lived in Truckee for 35 years.  Later, in 2002, my oldest son was diagnosed with luekemia and passed on at age 24.......was it related?  We'll never know for sure, but it may have been a factor. Have your listings tested!

Teri, my deepest condolences on the loss of your son.  No one should learn about radon in that manner.  I am so sorry!
