Need money?.........get Staging!

The first question a potential client will ask is.......   predictably, "How much will it cost?"  I'm sure that we all agree, this is a question that service providers hate to answer because the answer is dependent on so many different variables.

What I wish that clients (and Realtors) would understand that is that Staging is not a "cost" ....it is an "investment" ........in the sale of their home. I'm amazed at how many Seller's elect to leave money on the table, rather than "invest" up front. Tell many Sellers that Staging can not only get their house sold faster, but will result in a larger return on their dollar, and many will shrug and leave that money there. Is this a reflection on how "cash poor" our society has become?  Perhaps. But I assure you that the Sellers that realize the potential to be gained from Staging are the educated Sellers who understand "diversified portfolio's," have life insurance, and don't purchase the "Times" just for appearance sake!

I have used staging for my properties. I know it works. Every home needs it. if this too were a service provided and paid for at closing it would be used by more REALTORS as part of thier listing services. This way the stager is also putting their staging skills to work and making sure it is STAGED TO SELL! Of course the price would have to be within comps etc.. but I know a lot of REALTORS who would gladly pay once it closed. After all that is when they get paid.

....good point Sherri and believe me, I've given that a lot of thought.....   but I can't bring myself to do it. On the other hand.........We've worked with several realtors that have had the Seller's pay for the Staging, and then reimburse them all or half of the fee upon closing. And that is a "win-win" situation because it gives added motivation to the Seller to close the deal.

Nancy, Right on Girl! I still remember so well this quote from Jackson West, "An Investment in staging depends a great deal on the condition of the property." Whew, good stuff.

Nancy, you are soooooo right!  People will spend what a staging costs, on going out to dinner three times a week for a month before they will pay for staging.  I like your phrase, "not a cost, its an investment".  Mind if I steal that for my newsletter?

Just like every staging is unique, our contracts have the ability to vary based on the situation. Although I require a non refundable deposit, the balance can be paid upon the stage, at 90 days, by credit card or at closing. No one should assume they cannot afford staging, instead they should open a dialog with the staging company....

With the market the way it is right now, ALL sellers should consider getting their homes "professionally" staged, regardless of the cost!
