Michigan home buyer tips- 5 items to watch out for

As a Michigan home buyer sometimes you don't know what to look for, so here are 5 items to watch out for.  I believe when you are buying a home you should try to remember out 5 items that can be very costly to repair.  They are

  1. Foundation
  2. Roof
  3. Kitchen
  4. Baths
  5. Furnace

If  the kitchen and baths are updated then it is a cost that you are not going to have to pay for years.  If a roof is newer again it may be 10 -15 years before you have to replace it.  Having a newer roof or furnace is good because you aren't going to have to shell out money for a few years to get a new one.  Michigan Foundation problems can be very expensive to fix.  So as a Michigan home buyer you want these 5 items to be newer or updated.  It is almost impossible to have all 5 newer or updated unless you are buying a new home.  But if you can get the majority of them in newer condition you are doing good.

I always say if you can get 3 out of these 5 items that are newer you are doing good.  5 out of 5 would be great.

Roofs last between fifteen and twenty years.  Cost of a new roof can range from $4000 and up depending on the size of the roof.  A new furnace will start from $2500 and up depending on the size and efficiency ratings.  A good foundation in a home is a must.  I myself would never buy a home with a bad foundation.  If the home had a crack or a rod hole leak I would probably buy it.  But if the home has water issues then I say run!

The cost to update a bathroom can run from $1000 to $10,000 depending on what you are doing.  And the kitchen update can even be more expensive.  I would guess a kitchen remodel is $15,000 (minimum) and I have heard of high end kitchens costing a $100,000. 

Of course all of these costs would be lower if you did the work yourself or know somebody in the business.  But getting a home with three or more of these items that are newer or updated will save you money in the long run.  I hope these Michigan home buyer tips help you.
