5 reasons why an agent should attend to inspection

The realtor is the anchor of the real estate transaction.- Sometimes that includes a bit of hand holding with customers to make for a smooth sailing in what can sometimes be stressful situation.

Buyer and Seller expectations.- Many buyers and sellers expect that the agent will attend their inspection, particularly sellers who may be skeptical about allowing an inspector and buyer, basically two strangers all over their home for several hours.

Staying in the Loop.- It's essential that you know, hear, see and understand what the inspector saw, what he said, how he said it, what report says and the recommendations made. It helps you to prioritize the inspector's findings for your client so you can effectively walk him/her through the next process requesting repairs.

Professionalism & trust.- A quality professional is a reflection of an agent's own high level of professionalism. Forming a strong, professional and competent team, shows clients that the agents's professionalism extends to all aspects of the transaction.

Disclosure.- Attending the home inspection is a great opportunity for agents to affirm that they are interested in full disclosure.

Unless you are buying a tear down it would be silly to not get an inspection. You must protect yourself. I agree with you.

I always attend the inpection but stay at a distance sometimes even catching up on calls from my vehicle. I always get the vibe from the listing agent that they expect me there. I prefer buyers agents to be there as well when I have the listing.

I have to agree with Damion on this one. I attend to open up the house and sit in the Kitchen. There have been cases where the agent was found liable because they pointed out something to the home inspector and the agent was found liable because they were acting like a home inspector. Once the agent points something out that the inspector missed then they are construed to be surpervising the inspector. Does sound a little radical but there has been precedent.

One example to get out of being in the way is to explain to the buyer or seller is that I don't sit in when my clients do their financing application so I treat an inspection the same way.

Although, agents in our area still attend and open themselves up for liabilty.

It is hard to get used to this practice especially when sellers expect us to be their eyes ears. I just explain to them that I will be there to open and close the house up and when I get the report back we can go over it with them.

As an inspector, I have no objection to agents being present during the inspection as long as they don't try to interfere, although I don't mind an occasional question. It can sometimes be an advantage when working outside my usual area since they sometimes have pertinent information which is only available locally. 

Because I use software that requires me to mark off systems as I finish them, I don't worry too much about missing things.

I see buyer's agents at approximately 40% of my inspections. I seldom see listing agents and when I do they're usually there at the sellers insistance because the seller is uncomfortable having a stranger alone in the home. If I have to return for any reason (such as retrieving a Radon monitor) I'm virtually always alone, since once we've met, the listing agent is comfortable with my entering the home alone.

If the home is empty and I know an agent will be present, I sometimes bring a folding chair. I've had agents sit on the floor with their back to the wall for three hours...
