What are CDD Fees?

 

What are CDD fees is a questions I have received numerous times from home buyers who are looking at listing information and notice that some subdivisions have CDD fees and others do not.

CDD stands for Community Development District. 

CDD fees are used to finance certain services within a subdivision or development, for example sidewalks, community features such as parks, underground powerlines, or street lights.

CDD fees are paid with the annual tax bill and appear as a Non AdValorem tax.

Silvia, these CCD fees have been instrumental in one of Santa Fe's newer communities as well as special tax assessments. They make a difference over time in providing for future support of the subdivision in comparison to the general funds available for others. Your post is very informative.

Emily, thanks, CDD fees are not that common at least in our County so people always want to know what it is.

Rose, very true especially if it looks like quite a chunk!

Sandy, no one likes tax bills!  It's important to know up front rather than be surprised in the end!

Steve, people tend to look at the list price of a home but fees like this over time will add up and add to the real cost!

Al and Peggy, the CDD fees go exclusively to the upkeep of community features and the initial investment, that's why they are shown separately from the property taxes.
