So what are the common mistakes that sellers (and agents) make in pricing their home?

They price for personal reasons, disregarding the market: When sellers decide to sell their house, they need to start thinking like buyers: what is a buyer going to pay for this house, and why would a buyer purchase this property rather than a competing property? Some sellers price their house based on what they paid for it, what their neighbor sold a similar house for three years ago, or what they need in order to get a down payment for their next home. Unfortunately, that's just not how the market works.

Think of it this way-- when you buy your next home, are you going to base your offer on what the seller needs, or what you see comparable homes selling for?

Too often see them price is by what they need for the down payment of their next home.  I also love, love the ones who value their mess of a home the same as the one down the street that appears similar on the outside but has 5k worth of improvements and is immaculate.

Anthony,  I know what you mean.  I am dealing with some clients now that say they "have to sell", but they need to "net this much"  Of course their perceived idea of a list price is way out of line.
