A Home Inspection is Part of the Buyers Due Diligence

The home inspection is a part of your due diligence: to find out if the condition of the home you are buying is really what it seems to be. In Virginia,we are a caveat emptor state which essentially means buyer beware. Even if the seller has not disclosed a problem it does not mean the problem does not exist.

The average seller only know that when they flip a switch a light comes on. When they turn a faucet water comes out. They usually have not been in the attic, the crawlspace, or roof, since they bought the house; if they were ever there.

The home inspection is part of the buyers due diligence, to make certain that what you are buying is what you expect and are willing to accept. Our Charlottesville home inspection addendum gives the buyer the right to have the structure, foundation, geotechnical systems, roof, flooring, heat and air conditioning systems, electrical, plumbing, appliances, exterior insulation finishing systems, drainage, windows, well, septic, lead based paint and radon levels checked. Any further inspections that may be needed will allow you to have a structural engineer, environmental scientist, contractors, or other professionals inspect the home.

You should only use a ASHI certified inspector with a lot of inspection experience, in my opinion. I have excellent recommendations if you would like to contact me.

The building inspection report is one of the more important parts to the due diligence process...ask those questions "before", not "after"!

Great to know that your HBI Addendum is like ours on the East side of the state.  Though we may not have issues like Radon, the home inspection is key.  And nobody should have a home inspection with without a Aschi or Naschi qualified inspector..and yes experience is key.

Bryan, Excellent that your area uses the same type of addendum. The inspection is absloutely key, and you are right a qualified and experienced inspector is vital.
