How much does it cost to remove wallpaper?

Q:  How much does it cost to remove wallpaper?

A:  That is a very good question.  And my answer is $30,000.

What?!?  $30,000!!!  That's insane!

Let me explain.  When trying to sell your home in today's buyer's market, it's essential that you do everything you can to get your home in tip-top, sale-ready shape.  Because wallpaper patterns are very personal choices, the chances are that your potential buyers are not going to like your wallpaper.

The last thing you want to do, you tell me, is remove wallpaper.  It's messy, it's time consuming, it's difficult.  Well guess what.  That is the exact same thing your potential home buyer is saying!  And they will most probably pick a different home from the many that are available that doesn't need wallpaper removal.

So where does the $30,000 come in?  Here is a real example from the area I work in.  A nice home is for sale.  Well kept.  Great neighborhood.  Priced in-line with the competition.  But it's full of very dated wallpaper.  And it just sits on the market.

So what does the listing now say -- after sitting for six months on the market?

Reduced $30K -- All wallpaper of high quality and professionally installed and can be removed easily.

Harrumph.  If it can be removed that easily, then it's something the seller should do as quickly as possible!  Or if he cannot do it himself, hire a professional.  Because I can guarantee you this - a professional is not going to charge $30,000 to remove wallpaper!

Sadly, this seller lost his opportunity for a quick sale at a good price.  Don't let this happen to you!  If you have wallpaper or other easy to remedy deficiencies -- handle them before you put your home on the market.  Otherwise you may end up with a $30,000 wallpaper job!

Gosh, wallpaper was such a yesteryear decorating style -- no one likes it now.  Sometimes I see it in a modern fashion a neutral color, with texture -- that doesn't look bad.  Your points are very good.  If the seller doesn't want to do it, and will offer a reduction, it still is a messy job for the buyers.

As a home stager, I couldn't have said it better myself! Lets review: Take down the wallpaper or it could end up costing you $30,000 - this isn't rocket science!

So many of us are simply terrified of taking down wallpaper . . .especially if we have done it before!  In the best scenario, it comes off easily and you do a quick paint job.  In the worst scenario, the top layer of drywall comes with it and your home becomes a construction nightmare as all the drywall gets replaced!  I think that was what lead to the invention of paneling . . . heaven forbid we go THERE again!  :)
