South Pasadena CA February 2011 Home Sales Recap

The city of South Pasadenais sometimes known as "Tree City".  Here tree-lined streets with character homes stand in for commercials, television shows, movies and print media for Anywhere, America.   Homes in the Altos de Monterey or Old Altos areas often offer spectacular views and a more contemporary flair.   Along Mission Street you will find unique shopping and dining as well as Mission Station for the Gold Line Light Rail system.    Condominiums and townhomes blend seamlessly throughout the city which features it owns Police and Fire departments, a well-regarded recreation program, excellent public library and an award winning school district.     

South Pasadena CA February 2011 Home Sales Recap

Seven single family homes sold in South Pasadena in February 2011.  The sales ranged in price from $646,000 to $2,300,000.  The median sales price for homes sold was $860,000 and the median is that price where one half of the homes sold below and the other half sold for the above that amount.   This compares to six sales in February 2010 with a range in price from $565,000 to $975,000 and a median price of $639,500.

In the South Pasadena condominium/townhome market there were nine sales in February 2011 with a sold price range between $338,500 to $618,000.  The median price was $379,000.  It should be noted that two of those sales occurred in Station Lofts complex and two at Mission Commons --- both of these are newly constructed.  In the case of Station Lofts, this project was taken over from the original builder through a foreclosure sale.  In 2010 there were two sales in this segment of the market.
