Hyper-Local Posts....The Cherry On The Cake!!!!

I blog every day and much of what I do during the course of every week is hyper-local posts.  My team and I are marketing four subdivisions, at this time, and a fifth one is almost ready to come online.  We are listing agents, and our inventory is our income. 

Marketing every event and phase of each listing and subdivision is a full time job.   If done consistently and with determination, hyper-local posts make the phone ring.  They make our builders happy because their inventory is selling, and that keeps our heads above water in this challenging market.

Every open house event and the results of each event are posted.  All pending sales and closed transactions in each subdivision are posted, along with updated information about each phase as it comes online.  Photos of every room and every nook and cranny are displayed.  Links are everywhere within the post and they link back to the subdivision website and our team website. 

I have a list of hundreds of keywords that I use for our subdivisions.  These hyper-local posts are responsible for activity being directed to our open house events; calls coming in to see our new condos at our adult communities; and homeowners inquiring about building a new home in our single family home community. 

Our resale listings are always posted and many buyers are looking for specific subdivisions to move into.  Again, these hyper-local posts describe the communities where our listings are located.  They are resale homes but the subdivisions are in demand and hyper-local posts are important.

If you're not in the habit of writing hyper-local blog posts, it's a good one to form now.  It produces business for us, and our builders love to see their product online.  Our builders now look for their communities to be posted every week, and we never want to disappoint them!!  Every post is a cherry on the cake!!!!

William....doing it sporadically is not effective....Google likes stability....Google wants to know you're there and continually working.......hearing that from Katerina, I would say that there is never enough hyper-local posting.....

You are so right about this. When I look back at my posts that are performing the best it is always the ones I write about specific communities in my local area. When I started doing it I really had no idea that people even searched that way.

Barbara, hyper local posts very seldom get ActiveRain recognition with many comments or feature stars. The reward with the hyper local posts are the people that read them and although they don't comment, their reply is to ask for help with their real estate needs. A post that leads to a pay check is always preferred to a feature and peer recognition.

On Monday morning (usually slow) I had 2 new buyers and 1 new seller contact me - all 3 from hyper-local posts.  And none were very recent ones either.  Your counsel is wise!

Barbara, I attended an all day seminar on blogging and Social Media today. The first words out of the trainers mouth about blogging was make them hyper-local. You should start a RE training company. You would be a star.
