Why should you use an Agent to purchase a new Home?
There are many advantages of having an agent help you purchase a new home. Your agent will be knowledgeable of the market area, can help you find that Dream Home quickly, and their expertise in contract writing/negotiation, and closing assistance is irreplaceable. The builder has a professional representative watching out for his interest and needs, and you need to have that same type of representation(someone looking out for your interest and needs too). Buying a new home is not always as easy as it may seem. Your agent will always recommend that you have an outside inspection done, even though you are buying a new home. Some times the new home builders will make construction errors, and they get missed. Are you going to climb up in the attic to make sure everything up there is alright? Well, some of my clients were glad they had those inspections done. All those mistakes that the builder made were caught, and addressed prior to them closing on the deal. Some new home builders may have a 3rd party outside inspector, but it is not always a guarantee. It all depends on which new home builder you decide to purchase a home from.
Is there any advantage to not using an Agent to purchase a new home?
No. There is no financial advantage for you to buy directly from the builder. Builders have a “single price” policy, meaning you are charged the same price whether your interests are represented by an Agent or not. It’s just like those resale homes, the Seller pays your Agent’s fee.
