Do you have a Good Buyer’s Presentation?

Having a Good Buyer’s presentation is just as important as having a Great Listing Presentation. Since I work with a lot of first time home buyers in my market area, it’s very important on that first consultation visit that I am fully prepared to answer all their questions, and meet or exceed all their expectations. Therefore, I am constantly updating and adding new material to my Power Point Home Buyer’s presentation.   I have also added a Home Buyer’s guide that I always present to my clients to take home with them. This guide includes valuable information which reiterates all the topics covered during the Home Buyer’s Presentation.

Lap Top

It starts by addressing all their needs, dreams, concerns, questions, fiances, time and their lifestyle. This Home Buyer’s Guide is “All About them”, and meeting all their real estate needs.  The guide shows the whole home buying process from contract to close. It has questions for interviewing the buyers about their lifestyle. There is a “wish list” attached, and questions about neighborhood and schools are included as well. In addition, the mortgage and loan process is explained again. There is also a place for them to take notes for their “Home Searches”. The guide also covers pointers about making an offer, preparing for the closing, a moving checklist, and a list of other related service professional like carpet cleaners, lawn care, security companies, and home inspectors. Of course, there is a section About Me, and all the services that I am providing them.  Finally, there are a few testimonies from my past clients, and a list of frequently ask questions.  My clients are very appreciative of their Home Buyer’s Guide, and I certainly look forward to the opportunity to earn their business. Mortgage lender

One of the things that is discussed at our initial Home Buyer’s Presentation is making an appointment with a preferred mortgage lender to get the buyer’s Pre-Approved for a loan, and discussing all their financial concerns.   I have previously presented in another post, “ All the Up Front Money Needed” to purchase a home.  Besides showing all the steps in a home buying process, which include the facts about mortgage loan process, the closing, and interviewing the buyers concerning their needs,  the Home Buyer’s Presentation addresses the importance of Home Inspections, and Residential Home Warranties too. It is very important that the buyers feel that most their questions and concerns are answered at that first consultation visit. That’s why it’s great to always have a Good Home Buyer’s Presentation prepared.

Jerry, you've done a very good job on emphasizing the value of having a good Buyers  Presentation! As explained in your post it's thorough, and answers important questions for buyers. BTW, your layout is well balanced.

Thanks Barbara. I felt the need to have a Buyer's presentation all the first time home buyers. They usually have a lot of questions.

Hi Jerry, I think a buyers presentation is just as important as a listing presentation too.  A lot of agents focus so much on a listing presentation, and forget about the needs of their buyers. We also used the KW presentation as a template and added our personal touch and find it to be quite effective.  You seem like you'd be a great educator and advocate to your buyers.

Great post. I absolutely love working with Buyer's, partly because I really enjoy educating them on the whole process, being a true full service agent, and making sure that they are happy with what they come home to after closing. Your guide is a great idea. Things like this show your buyers that you enjoy your job, and care about their wants and needs.

Thanks Dan and Amy. Yes, I really enjoy teaching and educating my buyers. It's a carryover from my military days. I did a lot of training and teaching in the service too.

Jerry,  This is great.  We have a questionnaire that we have our buyers complete and we give them a buyer's guide to take home with them.  Buyer's can never be over-informed.  I suggested!

Jerry some agent skip right over the buyer presentation and head straight for the home tour.  Bad idea.  Buyers need to know what to expect from you and the process and you need to know what to expect from them.  Anyone who bypasses the buyer presentation is likely to waste unneccessary time.

This is so true Charita. That's why I always insist on my Buyer's Presentation before we go see any homes. A lot of questions get answered during this valuable time.
