So many clients recently in the Porter Ranch real estate market believe that with all the awesome hi-tech real estate instruments accessible today that their home will sell swiftly.  They research the Web (a fantastic place btw) read all these marketing pitches about the latest and greatest technology widgets for real estate.  Finally, they interview an agent, or two but regrettably they focus on the incorrect things, particularly gadget programs and technology used when they should be focusing on practical experience, ethics, and most of all, final results.

No doubt there is some great things available either online, within our smart mobile phones, and rotating the earth!   Heck, as a successful Northridge real estate broker, I receive about 3-4 calls every week marketing  a new web page, system of lead management, blog, facebook marketing, whatever.   And each agency offering real estate solutions make their product a must have. Often times what they offer looks excellent and but is not often very practible. 

These same firms then tell me if I meet my Simi or Porter Ranch short sale appointment making use of an tablet or IPAD that features their widget, I will look more intelligent.  And because I embrace all this new stuff I can easily present them how I create flyers and distribute it, or generate a web page with their address and show them their listing on my IPAD, etc.  Trust me, there are many solutions and widgets made to help me make an impression on you, not the market.

That is my main point here.  These interesting devices aren't really intended to promote your dwelling, they are developed to convince you to give me your Porter Ranch real estate listing! That is what they are selling, a technological innovation suit I put on to convince you I am the greatest thing since sliced bread! They advertise it to me as a listing conversion device.  That works for me but often doesn't perform for you! What you have to have is a Simi or Porter Ranch real estate agent that gets results - period!  I find it so ironic when I have a hi-tech seller telling me what tools I ought to have if I want desire listing while they are standing in a messy house that stinks and has weeds sprouting all over the place in the yard. Like these tools are what is going to market their house in spite of how it looks!

I appreciate technology and actually use plenty of it. I am a expert at what I do and I know how to choose the tools available.  But due to all the awesome technologies available numerous purchasers of my Porter Ranch home listings have forgotten the most critical key - the house sells the dwelling, I just bring people too it. If you want to market for the best price, get a strong, established expert and focus on great curb appeal, no mess in the front or back yard, a clean and clean smelling house, good decor, and smart pricing.  Technology products I use will assist me bring more individuals to your home but once they park outside, your Porter Ranch or Simi Valley house needs to do it part.
