How long does it take to be an expert real estate agent of your town?

I have thought about this alot and have been asked this question many times. How long does it take to be an expert real estate agent in your town or community?

Does it depend on how long you lived there?

Does it depend on how many real estate sales you have made in that town?

Does it depend on how many real estate listings you have in that town?

Does it depend on how many years you sold real estate in that town?

Does it depend that you are involved in local politics?

First of all all of these questions and their answers are important. In any type of business I have found that to takes someone two continuese year of work and production to become an expert. For real estate agents the number one activity would be to know the city/town/communities inventory. Read it see it know it. I've never met a top agent that couldnt tell you the three or four best deals in town right off the top of their head.

I started my real estate career in Atlantic City, NJ in 1985 with a new home builder and learned the market that way. I had to know my competition or I looked bad. What were the pluses and minuses of the development vs. the other new construction and the resales?

I see many real estate agents in the Atlantic City area specialize in everything. Some specialize in Ventnor, some Margate, and some Longport.

In my real estate practice I try to specialize in Atlantic City Condos. To be more specific Atlantic City Boardwalk Condos. I enjoy working with developers and owners find marketing their properties. Of course that brings in many buyer contacts responding to our internet and other marketing campaigns.

So what do you think makes real estate agents and broker an expert in their markets

Great question to ask !!! I have thought about becoming a snowbird and moving south for 4-5 months per year. All of these would apply if I get a RE License in that new state !
