Home Buying Tips - Inspections - Who Pays And Which Ones Are The Most Common

Many people ask me who pays for the inspections when purchasing a home and which inspections are the best ones to get.  

Inspections are negotiable and it depends on the type of listing because if it is a distressed short sale or bank owned home listing then the seller either does not have the money, if it is a short sale and the banks are usually not willing to pay for inspections...it never hurts to ask but ultimately getting the proper inspections and finding out the most information about the condition of a home is up to the buyer!  This is where the term Caveat emptor, came from.....it means  "Let the buyer beware", before the title is changed and the escrow is closed.

The most popular inspections to obtain are, Termite, Roof and General Home Inspection.  And doing inspections in this order is the most cost effective way to do inspections because the termite inspection is free or very low cost and the next expensive inspection if the Roof inspection....doing these two before spending the $350.00 and up on a General Home Inspection is best because if there happens to be extensive roof or termite damage that you don't want to pay for then why pay for a home inspection!

 

Termite - Free or up to $75.00 - Comes with a Quote for necessary work

Roof - $100.00 to $175.00 - Comes with a Quote for necessary work

General Professional Home Inspection  $350.00 and up   -  *Does not Come with Quotes for recommended work

(These are only estimates and are prices for the Riverside County area in California)

 

Termite inspections are only approximately $65.00 and the price of the inspection usually goes toward any repairs that may need to be done.   I get termite inspections free of charge from several termite company's here in the Temecula area.

Lenders require a termite inspection to complete the loan process.  Also, in California there is a special addendum that states who will pay for any termite work to be completed.  

Section one Termite work is actual visual wood rot or infestation

and Section Two is preventative - In a traditional transaction the seller pays for section one and the buyer pays for section two.  However in a distressed sale the seller may opt out of paying for any termite work.

 

Roof Inspection - Roof inspections cost from $00.00 to $175.00 and should be done on any home that has a tile roof.   Many times slipped tiles are easy to fix but noticing them is not so easy....This is why I recommend buyers get a roof inspection just to make sure.

 

General Home Inspection:  Obtaining a home inspection from a certified home inspector from the National Association of Home Inspectors or the CREIA - California Real Estate Inspection Association.

 

The General Home Inspection may indicate that more professionals need to be contacted for quotes to repair certain items.....Electricians, plumbers, foundation experts, general contractors, and any other type of trade.

 

*General home inspections do not come with estimates or quotes for the amount to repair items and additional estimates are required for work called out in the report!

Jane--If I were buying I would pay for my own inspection.  I want the inspector to work for me not the other way around.  Good post.

Jane - I usually have the home inspection done right away. Termite the seller takes care of and the rook comes when the home inspector states that they are not a specialist in that area and a roof check is recommended.

But you do make good sense. It the roof is a deal breaker why spend the money on a more expensive inspection?

Mary:  I agree with you it's better for the buyer to pay for their own inspections.

Ken:  Some Banks don't want to even pay for the Termite inspection, even though it's traditionally done that way!
