Does Your Utah Real Estate Agent Recommend Infrared Home Inspections?

Infrared (thermal imaging) is an advanced, non-destructive technology that allows us (Utah Infrared Inspections) to show you things about your home that no one can show you with conventional inspection methods.

If your Utah Real Estate Agent informs you of the abilities of Thermal Imaging than you've luckily found yourself an agent with your best interest in mind(vs. a commission)

Unfortunately very few agents provide their clients with contact information for Infrared Home Inspectors. After we educate new agents on the amazing benefits of infrared home inspections, only about 1/10 Agents decide to relay those benefits down to their clients. Infrared Home Inspectors are labeled "DEAL KILLERS" due to many agents thinking infrared inspectors will find TOO MUCH info concerning a home causing it to kill the deal(simply stating the truth).

Infrared Home Inspections do provide a much more in-depth inspection but there the opposite of a "deal killer". A large portion of the thermal scanning is confirming and documenting that things are correct vs. just documenting defects. There are usually far more good aspects to a home than defects. Simply knowing for sure that the good aspects are in place brings about a peace of mind in itself. When a home buyer leaves from an Infrared Inspection they feel far more confident with the purchase decision vs. wondering "what-if". When defects are detected with Infrared, they are pin-pointed to the exact location making for a much easier and often worry free repair plan. 

For example, a non-infrared inspector would report that moisture was detected within a wall. If someone told me that I had moisture coming from somewhere behind my wall than I'd be a bit worried! An Infrared inspector can report that moisture was detected within a wall but then document it's exact source and cause. Problems are often much easier to get beyond when we know exactly what we're dealing with. Thermal Imaging simply allows for a more in-depth understanding of any problem that is detected. Far more often It's not what's known that kills a deal, but the fear of what isn't known.


Using a Home Inspector without Infrared Technology is about like using a Dentist without an X-ray!

Yikes. Another inspection.  I guess this is a good idea for some circumstances. If I'm the lender, I'm going to be sure to collect for the appraisal in advance.  Good luck.
