South Pasadena CA -- March 2011/First Quarter 2011 Market Report & Sales Recap -- Condominiums/Townhomes

The city of South Pasadena is sometimes known as "Tree City".  Here tree-lined streets with character homes stand in for commercials, television shows, movies and print media for Anywhere, America.   Homes in the Altos de Monterey or Old Altos areas often offer spectacular views and a more contemporary flair.   Along Mission Street you will find unique shopping and dining as well as Mission Station for the Gold Line Light Rail system.    Condominiums and townhomes blend seamlessly throughout the city which features it owns Police and Fire departments, a well-regarded recreation program, unique shopping and dining, excellent public library and the award winning South Pasadena school district.

As of April 10, 2011 there are 26 condominiums or townhomes on the market for sale in South Pasadena according to our local multiple listing service records.  They range in price from $309,900(a condo conversion on Oak) to $749,000(in Mission Meridian Village).   There are currently 12 properties in escrow, six of those are in back-up status and the other six in pending(typically all contingencies have been removed) status.   In March 2011, there were five sales ranging in price from $287,000(a two bedroom, one bath unit on Fair Oaks) to $430,000(a top floor unit at Arroyo Oaks).  The median price for sold properties in March 2011 was $390,000.    In March 2010, there were two sales and a median price of $555,900.

For first quarter 2011, there have been 19 sales of condominiums or townhomes with a median price of $378,000.   Seven of these sales have occurred at The Station Lofts which is newly constructed near the Mission Gold Line Station and three sales closed at The Mission Commons complex near City Hall.  First quarter 2010 showed sales of six properties with a median price of $430,400.

Michael...I enjoy reading your market reports. It seems that around the Country Condo and Townhouse sales are lagging slightly behind single family homes.

Thanks, Jeffrey -- thanks.  South Pasadena is mostly built-out so new construction of single family homes is pretty much non-existent.  This year, two condo projects are on the market fueling sales gains in the area.

Belinda --- the convenient location, small town atmosphere and excellent schools make South Pasadena very desirable.   As far as the little old lady -- the song refers to Pasadena which is a separate and much larger city than South Pasadena(though many people still think of them as one).
