A Home Staging Consult is the FIRST STEP to Getting Your New Hampshire House Sold

Many New Hampshire sellers don't really understand the role a Professional Home Stager plays in the process of real estate marketing.  With so many home staging shows on TV portraying staging as a group of people swooping down on a house and transforming it with all new furnishings in a day, it's no wonder sellers are confused.

Home Staging takes many forms, and Home Stagers provide various services.  One thing that remains consistent is they all begin with a consult of some kind.  The consult may be to provide advice for the seller to make improvements or it may be to provide an estimate for the stager to make a transformation.

A Home Staging Consult is STEP ONE.  It provides sellers with a specific and strategic game plan to prepare and present their house for sale.

appointment bookMeet with the Stager before the Realtor...

It will give you much more time to get your house in show condition.  Realtors are required to put the house on MLS almost immediately upon listing, leaving little time for the necessary improvements to be made.  It's best not to list until your house is 100% ready for market.

Meet with the Stager before the painter...

The stager will help you choose the right colors.  I've done many consults where I've suggested a paint color be changed only to find out the room had just been painted. 

Meet with the Stager before the landscaper or the contractor...

The stager will prioritize needed improvements and tell you which projects will give you the best return on your investment.  A stager can show you ways to handle some issues without major construction, saving you time and money.

Meet with the Stager before moving your stuff to storage...

This will give the stager more to work with when styling the house. You would be surprised at what can be done with existing furnishings and accessories.  It's best to let the stager decide what stays and what goes.

A Home Staging Consult is the FIRST appointment you should make when preparing to sell your house.

Maureen:  This post came as a result of a call I received from a seller.  She wanted to wait to schedule the staging consult until after she chose a realtor and had the painter in.  Once I started advising her, I knew I had a future post to write.  She called me the next day, after thinking more about what I said, and scheduled the consult, which was last weekend.  She was really surprised at how much I said still needed to be done, because she was so convinced that she had done everything she could to be ready.

Ha, got a call from a client today to set up a consultation and she said "I hope you don't tell me the color I am painting my living room right now is a bad color". I told her she would get my opinion whether it was just done or not! Why didn't she schedule me before she painted? I hit suggest too!

Sharon - This is great advice.  There is always a sense of urgency once a house is listed, so getting this done in advance of listing is definitely the way to go.

Sharon- It's so much easier when they start with the consult and get their plan of attack.  Too many times I've been called in after the painter.  So much time and money could have been saved!

Shar:  They aren't always asking for the truth when they ask for your professional opinion.  Some people just want to hear what they want to hear.  Hopefully for this seller, the color she chose will pass your approval.  If not, let her have it!

Ralph:  There's enough stress in the process, no need to face time restraints if you don't have to.

Kathy:  Some sellers think that they need to have everything done before we get there, like our job is just to validate what they consider to be show ready.  I've never had a consult where there was nothing to improve upon.  

Russel:  I just might have to agree with you on that!  A prelisting inspection saves the seller from any nasty surprises later on.

Janet:  Ahead of everyone, except as Russel pointed out, the home inspection.  Anything a seller can do to give them direction and a plan of action is going to ease the stress of the whole process.

I suggested it too. I had a client who put two new sets of bathroom towel holders in the master bath and guess what color he got? Brass!!! Because it matched to ugly dated faucets! The funny thing is that he was thinking about changing bathroom counters in the future!
