Are you working with the right clients?  Do you know who they are?

 

I love my career in Atlanta real estate and strive to do the absolute best for my clients and their needs.  One of the things that I have realized in almost 10 years of helping folks sell, buy, lease and property manage homes in the Buckhead/Sandy Springs areas is that you cannot help everyone and you probably shouldn’t want to.

 

Team PhotoWhat I mean by this is I want to help clients who value what I can do for them and the fact that I will go the extra mile for them.  Along with this it’s important that we can work together to determine intelligent list prices for selling homes, smart sales prices for bidding on homes, and that the clients will take my input into consideration.

 

If folks aren’t going to work WITH us – like preparing a home for sale by de-cluttering, doing maintenance and pricing it right, we are not a good fit.  It’s hard enough to make things happen in today’s real estate environment when clients ARE working with us. 

 

Lastly, the final aspect of who is the right client for me will understand that sometimes things do come up in life and I need to be somewhere else (like my son’s Varsity High School State Semi-Finals this week!)    I just had a delightful client who is coming into town fully support and encourage my re-arranging our schedule so that I CAN be where I want and need to be for my family and son.    Thank you!

Well said!  I daydream about what the market would look like if every seller cleaned and decluttered before listing, or if every agent turned down the sellers who did not make the effort.  We may actually have a more active market.

Yes, in that situation they are so overwhelmed about what's happening I think they sometimes just stick their heads in the sand and are immobilized.

Yes, it certainly is a two way street.  Almost funny that some clients just expect you will take any and all listings at whatever price and condition.  I've had some shocked reactions when I suggest I am not the right person to help them!

I can generally tell fairly quick if I can bond with a person. If I don't think I can bond with them I politly answer their questions and send a thank you and leave it to that. If I do think we would be a good fit I send a thank you and call. That is what works for me.

This post brings out an important post.  I give 110% to my clients.  And every client is not a good fit for me.  When they are a good fit it is beautiful and I would very n=mush like to concentrate my efforts with those clients.

I've had a few potential clients from whom I ran screaming! One gal was on the phone complaining to my manager before I even made it back to the office.  He gave her a different agent, whose life was then miserable until the listing expired unsold!

Excellent points.  The reason why many of us are in this business is because we want the freedom to choose who we are going to with.  I always look at the listing appointment as a two way job interview.  The same thing goes for buyers.

Yes, fabulous summary "her life was then miserable... " it makes no sense to torture yourself when you know you cannot meet expectations in the current market and still try to anyways.  I am not a fan of torture myself:-)

You make an excellent point.  There are clients who simply are not a good "fit" and it really is best to recongnize those situations early on and not take on the client.  In that way, you are able to devote more attention to those clients who are in sync with your approach and business style.
