Luxury Condos in Pinellas County, Florida Market Update October 6, 2007

There are lots of $1,000,000+ condos in Pinellas County, Florida, and there is a wonderful selection for buyers. We have 424 condo properties available in the MLS that are over $1,000,000 (and more that the developers haven't put in the MLS). 6 sold in the month of September which gives a 5 year supply.

In August the Sandpearl opened in Clearwater Beach - the first hotel on the Gulf Beaches to open in Pinellas County in 25 years! It's a wonderful hotel, with about 20% of the hotel as condo-hotel suites, and JMC Communities has build a condominium building adjacent to the south, both facing the Gulf of Mexico with a wide, white sandy beach. It opened in August, and is a luxurious place to stay - a great getaway for locals in the Tampa Bay area as well as northerners coming south for the sun. There are still a few condos available, and any condo built by JMC has the added value of a quality developer who is local and who stands behind his product.

The most expensive condos in the MLS are both preconstruction - one at $5,500,000 at Cabrillo on Pass-a-Grille, St Pete Beach, and the other a penthouse at the Grand Bohemian in downtown St Petersburg at $5,432,900.
