Where do you find buyers???Please share... I will....

Real Estate Agent with Coldwell Banker Fort Lauderdale Beach

I wrote a while ago about the way I find buyers. Some people commented, and it may have been when I posted that I didn't get more comments. However, I think this is a really good way to mix with people who are enjoying visiting your home area.  The Time Share resorts in your area - if you have them are great ways to meet people who are visiting either because they purchased a time share or are renting to potential buyers.  These people are friendly and want to talk about what they perceive to be paradise.  They have an interest in the area or they wouldn't  be there. They look to real estate agents as "experts" in the area and love to talk to us.

It's not a usual place for us to visit, however, my boyfriend turned me on to these people.  They have become one of my greatest sources of customers, referrals, etc.  They take baggies of my business cards home and are happy that I have given them info. on what to do for fun while they visit...on a good day they give me names and phone numbers.

Remember...they are here visiting because something about our area interests them...feed on that...they'll love you for it...and hand your cards out to all their friends.

IT WORKS. I DO IT!!!

What do you all do marketing wise to find customers...SHARE, PLEASE SHARE!!!

My customers come mostly from referrals. I wish my area had time share opportunities, sounds like a good prospecting idea.

I email my sphere every Monday morning with a Coffee Break segment.  I give them the market conditions for our city, up-to-date rates, and then a home tip.  That way they never forget about me

I make 5 calls a days to my sphere.  If they are not home I leave a vm that says hey...thinking abotu ya and wanted to say hi.  Let me know if you have nayone looking to buy or sell

When I was a newbie, I visited with new construction communities to learn what was available. Some of the new home reps can only sell in their development and they gave me hundreds of leads of potential clients.

Listings and referrals from past clients and sphere of influence.  Bottom line, farm your sphere of influence.

I remember when I first started in the real estate business, a veteran of the business told me, "If you don't have anything going on, go see somebody - you'll always find out that someone has a real estate need somewhere and you'll get a lead!"

Friends...

They always have friends in need... I have tons...but I still love those International Time Share Resorts to schmooze...those people love to talk and they always have friends looking...  I'm working with 3 of 14 with 4 who are waiting for a month to see if the rates change...and that's in the last 3 months..

Thanks Bob for your comments...love them...and you are right. YOU NEVER KNOW WHERE YOU'LL GET THE NEXT LEAD!

I usually work by referral so I deal with my SOI mostly. However, I also farm and doorknock around my listings. I'm always looking for new ways to find great buyers.

Keisha,

Good for you.  I don't farm.  I am all over Broward County Florida.  I've only lived here for 4 years, however I have established friends all over the county. What ever works for each agent is good.

I work from Coral Springs, Deerfield Beach, Parkland, Heron Bay, Margate, Fort Lauderdale to Miami...wherever I'm needed...

Like I said, What ever works for you...kudos girlfriend!

Thanks for your comment...
