The Hospital is Only as Good as the Doctor Who Treats You! The school is only as good as the teacher your child gets! And the real estate company is only as good as the agent you work with.

When associated with the big real estate company, I asked three questions on a listing appointment...now there are only two questions.

1-Are you 100% sure you want to sell your house?  2-Are you 100% sure you want to use me?

The third question used to be: "Do you have any questions about the company I work for?" Most times there were none but on several occasions when the brokerage was mentioned, I got this kind of response:

'Oh, I can't use you.  We once had an agent from your company and we will never use them again...or my sister used them and had a bad experience.' 

That's when I had to use this line:  ''The Hospital is Only as Good as the Doctor Who Treats You!"

There has not been that concern since going on my own as Broker/Owner of HomeRome Realty.

As agents with large companies, have you had to overcome this objection?

The third question should not be a stumbling block because if there was an issue that was creating problems for the clients - I would move to a different firm. The problem was probably with an agent and not truely the brokerage.

Interesting post and approach. I like what you did by dropping the 3 rd question. I have had folks who wanted to hire me as a buyer's rep but did not want to go further when they realized who the Broker company was.. Let the potential client ask..

I have mixed emotions about your post.  I think I understand it and I think I don't agree.  large company, small company, independant, national franchise, they all have + and -..  I think it best if I leave it at that.  ......................................the more I think about it, the more I disagree and wonder what you are really getting at, what are you really saying.  Enough said in a public forum..

I've only had to discuss company a couple of times when someone used an agent from RE/MAX and wasn't happy.  I felt bad for them, but explained that each of us are individuals.  I'm definitely going to borrow your analogy though.  Very good comparison!

Margaret, This is so true.  Our CEO got into a lot of trouble last year and every time we turned around the news was bringing him up and reminding everyone that he was the CEO of our company.  Luckily we have many great agents that work for us.  I would remind people that asked me if all the publicity was affecting my business that us agents made the company #1 in our area not him personally!

Great Post Margaret.  I wrote a similar post the other day with a different spin because I work for a small firm that I started a year ago and many people have never heard of it before. Sometimes they think I can't offer what a big firm does and they are right, I think I offer something better ;)

Margaret, we switched from a small local agency to a national company moving into our area. People in my area have never heard of our firm.. So it doesn't help or hurt us. But we are getting referrals now that we would not have gotten before.

Similar thing happened to me when potential listing said he didn't want to work with the major company again.  Another agent, with same major brokerage, hadn't sold his home in 3 years.  When that agent moved away, I approached this seller to list with me and the same major brokerage.  When he refused to deal with the brokerage again, I referred him to an independent agent.  Two years later, his house finally sold.  I got a referral fee, which was way better than a kick in the pants.  Good post - thanks for analogy.

Great post, and you are very right. How many times have you spoken to someone who either just bought or sold a home, and they can't remember the name of their agent... let alone the company they were with?

I spent about 7 years with Century 21 and 6 with REMAX. In my experience all of their advertising brought me very few clients over the years. Certainly not enough for the percentange it cost me!

Jeff, I find that people follow people..not companies. A new agent may be able to get a start with a big name company but thsy need to do a darn good job to get repeat and referral business.

Susan, Of course they follow you. They know you, they trust you and you make them feel comfortable and you always do right by them. It's not about the company..follow the person.
