We work with multiple local and out-of-state investors. Some seek to buy and hold for rental. Some seek to flip.
Investors at all price levels are competing intensely for properties which are distressed, damaged, in less desirable areas, or have good renovation potential.
Our investors have ready cash and can act swiftly for homes priced up to $450K.
Their principal requirement is that the home is discounted at least 25% from after-remodel potential market value due to deferred maintenance, vandalism, damage, or other negative impacts.
Our investors have access to contractors able to deal with most renovation situations. They are NOT however interested in:
* tear downs
* non-operating septic systems on lots < 1 acre
* properties occupied by tenants with leases ending more than 3 months from now
* condominium ownership properties
* '9-day sale' or other 'short flip' properties
