Don't be Social on Facebook while Negotiating a Sale or Purchase

Don't be Social on Facebook while Negotiating a Sale or Purchase

FacebookFacebook is a social outlet for all the big events in your life, including the fact you have your house for sale and buying a property.

If you are a savvy Real Estate agent, you can find the buyers or sellers (whichever client you are NOT representing) and see what they are saying about the transaction!     Have you reminded your clients to zip it!    Remaining silent on Facebook or any other social media is part of my reminders, along with no purchasing prior to signing, for buyers.

DO NOT TALK ABOUT THE NEGOTIATION ON THE INTERNET!     I know it is difficult not to get excited tell your friends via Facebook, but PLEASE CONTAIN YOURSELF.

I have visited the agent's site while during negotiations, and seen comments made --- not good for your clients!

It is exciting buying a house, negotiating the sale, but it is even more fun to post AFTER you closed on that beautiful home.

What great advice to buyers and sellers, Joan!  Imagine blowing a deal because you just had to 'blab' about it on FB, and the other side saw something you thought would be private.  People today are just too quick to put anything on the internet ... not a good idea!

I know I shouldn't say I can't believe one one would post something like that....but then again people nervier cease to surprise me! Good reminder to remind our links not to be foolish...and to check to see if someone else was foolish.

So  many people make the mistake of thinking a public site like Facebook is somehow private.

Buyers and sellers do make comments on Facebook and it is a good idea for real estate professionals to read the remarks.

Joan - Yes, this is such a good reminder.  I can see this being tempting, but as you said, it is not smart at all.

Joan,

I'm shocked at the amount of data I see shared on Facebook, and for that matter, on Active Rain as well.At some point, this is going to come back to bite an agent pretty hard.

I'm looking for a real estate agent who can plug himself by "wowing" over this obvious advice. Any suggestions?

Joan, Excellent advice!  One transaction that was extremely taxing, we had to tell the buyer to not say anything on line.  you really hit the nail on the head!  You want Joan Cox to be your preferred Realtor for Denver Co!

Such good advice. I had a client posting pictures of her future home on facebook before she had even presented her offer.

Social media is crazy.  I have seen agents say very inappropriate things that could hurt their clients and I've seen people say things that could hurt their own negotiations.  Be careful people! Less is more. Get excited and post about it after close of escrow. -Kasey
