High Stress When Selling a House!

My friend  Karen Bernetti wrote a post recently about the stress of selling. When you couple the sale of a home with another life altering change such as divorce, you increase that stress even more. In most cases the situation goes well. Only once did we have to separate the couple at settlement. As an agent, you have to keep the transaction on a  business level.

We have been living in the same home since 1976. Maybe harder to believe ...still married to husband number one!   My reasoning as I explain to clients:  'I am not about to put myself through the stress  you will be experiencing during this listing and selling process.'

That is where my counseling sessions come in...starting at the beginning of a  listing...explaining the stress of selling. When bumps come up, there is a need for more counseling.  As a former Registered Nurse, I am aware that stress can manifest itself in many different emotions. Moving is one of the top stress producers, along with death, illness, divorce, job loss and other life changing situations.

I go on to explain....If you normally  get along well, you may experience some slight bickering. If you are a bickering couple...there might be some arguments...and if you are family that is somewhat dysfunctional (no I don't say that) or in a divorce situation, there can be knock down out of control situations! It is rare to get through a transaction without someone having a mini breakdown. This happens in almost all cases...not just divorce.

I have seen mini tantrums over what seems like trivia..the socks were not picked up, the dishes were left in the sink, the agent did not call to cancel the appointment, the showing was  last minute, there was a spelling error in the description.  Just keep in mind ...

There is high stress when selling a house!

Hi Margaret, I do that as well and find that I need to re-enforce it a couple times through the process of selling. We are in the middle of a really stressful one right now but so far everyone is getting through it OK. They think I am their hero. Nice to be thought of that way.

Yes it can be 'interesting' helping divorcing couples.........lot's of roller coater rides. We're the ones to smooth it out and keep them on course with as few bumps as long the way.  Sometimes I have to just walk away and say - why don't we pick this up tomorrow and you've both had a good nights sleep and time to de-frag (and no I don't use that word but it's what they should do!).

I read that moving is #3 on the stress scale....just under death and divorce.  I tell my clients how important it is to be good to themselves during the process.

William, It is, again, showing that we are not just selling sticks and bricks. So nice to be appreciated...when so much goes into getting the house the house from listing to the closing table.

 

Anna, With your background, there is no wonder you can make this "tough" decisions go away.

Chris, Death, divorce and moving and sometimes we have clients who have faced the death of a loved one or a divorce and a move at the same time...so much stress.

I have had a tricky divorce situation with a listing recently. We are heading to settlement and both are happy and not one time did they have to be in the same room together. I think they will both be calling me when they are ready to buy their new home.

Margaret, even when there are no 'special' circumstances like divorce or dysfunctional families, selling is a stressful for the sellers. I liked you counselling idea - and will use it with my couple of listings coming up soon - you see, I always learn something from you...

It can be difficult but we have to remain professional and treat it as a business transaction. The emotional part has to be put aside.

And when you’re a home inspector and have to inspect the house that has been the subject of the stress, well, sometimes the report is rather long.
