There has been a change in guidelines from FEMA about attached garages. FEMA is the agency that maps and enforces flood plain coverage. If your home is in a flood plain you must get coverage.
From our sources, "Last week the agency let underwriters know that, "An attached garage in a single-family non-elevated building is excluded for rating when there is no machinery or equipment servicing the building, even if the garage has no proper flood openings."
This rules relaxes the previous guideline and makes sense. It's nice to see some common-sense exceptions creeping into the guidelines. This won't affect very many loans but there will certainly be some homeowners that are able to avoid unnecessary flood insurance as a result of this modest change. To those folks, this is huge!
