The Best Open House Tip!

Right here on Active Rain I got the Best Tip for Open Houses!  I cannot remember who wrote the post so I cannot link it.

If you know who please link it in the comments.

Here is the tip and I will tell you what I did with mine.  Don't have a sign in sheet - Instead use Registration Cards.

I printed out Seven Basic Question on large Index Cards:

 

  1. Name

  2. Phone #

  3. E-Mail

  4. Do you have an Agent:

  5. Agent Name

  6. Agent Phone

  7. What do you want in a home?

I could have asked more about what they want in a home, but this kept it very simple - basic and non threatening.  I can ask more questions latter.

I used this at an open house last weekend.  I had my best response ever to "The Sign In" and have two very solid buyer prospects out of it and another bunch of long term prospects that may buy with me.

I do something similar. I have a feedback survey on individual paper. It asks what they like best about the house, what they like least, how long they've been looking, do they have a house to sell, do they have an agent and of course, their name, email and phone number. I usually buy a bottle of wine or a centerpiece and pick one of the responses as the winner. I contact everyone afterwards to let them know if they won or not and to thank them again for completing the feedback for the sellers. If they provided their Realtor's name, I contact them and let them know their customers stopped by and what they thought of the property. I get more buyers that way.

Good to see open houses are working for you.  Seems to me no matter how hard you market them, all you get is a few nosy neighbors.

Some interesting responses here, I think I will try it.  Even on sign in sheets, it seems many pp don't give you real information--they fake it as they don't want to be contacted.  Still, maybe the giveaway is a good angle.  Thanks.

Looking at the card idea, I think it's a good one but I would ask for their opinion on the home and the price!  Everybody wants to give an opinion and it might make it a bit easier to get them to fill out the card and perhaps offer a prize as pointed out, wine...  What do you think?  See #15,#27, great ideas!

Good post.  I'll have to try this tip at my next open house.  When I have them sign in on a sheet, most of the info is false so I can't email or call them.

I will use this great idea.  Here are a couple thoughts.  Attach your business card with a paperclip so they can take it with them.  Attach a second index card, offering to send them a summary of the market for this style home, if they provide email address.

Neat idea with the cards. I just signed up for Market Snapshot with the Bright House iPad feature. Trying that now, just haven't had anyone show up to the Open Houses I've done lately. Previously, I tried Open House Pro with the iPad and had fun with it.

Good idea! Another I saw on another blog is to make a checklist the buyer can use as they walk through the house to give feedback on each room. You can combine the two ideas, gives the buyer something to do while walking around and gives you information you need to possibly earn a new client but also to give your seller feedback on their home!

We always used cards when I was in new home sales. They are easier to keep up with, easier to use and to store.

Great idea.  I use a registration card too. My company name is nautical in nature so I go to the local boat shows and look at their advertising information for theme oriented info and found a registration card which gave me a template to go by.  People always comment on it, it is unique to the industry.

My best idea for an open house is to hand out a list of other homes in the area as they are leaving. I ocasionally pick up a Buyer that way.
