Rich, having a good contact managemeny system is critical in our business, but I find so many agents don't have one.  I have used Agent Office for many years and found it met my needs.  Will look at IXACT.

As an open source developer we use Sales Force. 185 bucks get you a full professional level CRM system with the ability to just about anything that you need.

Hi Damien. Although SalesForce is a very powerful system, it's a) not affordable for a lot of independent real estate agents out there and b) it's not a system that has been specifically designed for realtors. Not only that, because it's so feature rich and complex, there is a very steep learning curve.
