When The Number of Properties Added to the Inventory Exceeds the Number of Properties Removed from the inventory for a longer period of time (3-4+ months), the market is slowing down and prices will remain level or likely reduce.

If The Number of Properties Removed from the Market Exceeds the New Inventory for a longer period of time (3-4+ months) the market is active, and prices will level and eventually increase..

We have found, over the past 25 years, that early in the year inventory builds faster compared to at any other time of the year. During the mid to late spring we tend to start seeing a more balanced situation between number of new listings and listings back on the market, versus, sales pending, actual sales, cancellations and expired listings.
Later in the year we tend to see inventory decline a bit (as well as the number of sales).
On a monthly base you will typically also see that most sales will complete (ownership transfers) at or near the end of the month. These are the typical market movements, but one can never be certain of these trends to occur until one reviews the years events after it has happened....

this is the odd thing with the various browsers, the picture shows right side up on both my browser, and is showing sideways in my picture editing program, but it made you laugh so it is not all bad I guess, just one of those odd things...

All is well in Paradise, and all real estate locally has the roof where  they belong (on top)

The Light house top was salvaged from one of the de-commissioned lighthouses of the Sooke Coas line, and then installed on a newly created base, all the bits are working with a very much smaller light, and is located next to the Sooke Museum
