Northern Virginia Sellers 7 Costly Mistake that Affect the Sale of your home

Often times Virginia's home sellers think they got it all by interviewing top agents in the area and hiring the agent that sold them on the top dollars...but hang in there Mr. & Mrs Sellers here are the mistakes that can cost your sale of your home:

1. Listing Price/Asking Price:
Your decision to come up with the listing price should not be based on your emotion, tax assessed valued, highest priced home sold in the neighborhood, improvements you might have done in past decades...none of these will have directly impact on your sale of you home if you are over priced home. Learn the facts about housing in your neighborhood. If you want preview your competitors and you will know where you should stand.

2. Too Personalized:
Recently I was invited by a family who is planning to list their home in Spring 2012. However the homeowners had memories going back 20 years in that home on every wall. It was a tough statement for me to ask the wonderful couple who are downsizing to de-personalize their home. We want buyers to get a feeling to be at their home.

3. Spend to get RIO:
Do you want  top dollar and/or be the most desired home on the market?  Budget with your Realtor to stage, paint, replace and repair the things you have put off/ignored for years. Walk room by room and take notes of things that needs to be done prior to getting home on the market.

4. Add Curb Appeal:
Read any blogs or books on selling home first impression will create positive energy about your home. Don't have green thumb speak to your nursery consultant or home improvement store..there are plenty of plants that are low maintenance and add nice punch of color to your home.

5. Reasonable Showing Time:
Yes, it is very tough to sell with young kids, pets,elderly parents and having other personal priorities in your life. But selling your home is similar to selling a product. If you are not available to show and are restrictive on the timing buyers may not work around your schedule. If the inventory is high you will be dropped off the agent's long day of showing. 

6. Low Ball Offers:
If you have receive a low ball offer that means buyer is interested in "your home". First step is to put your emotion behind and take it as a business deal. Everything is negotiation. Instead of rejecting flat out offer, counter. Let the ball roll you haven't taken the home off the market. If you and buyer can compromise and create a win-win you will moving on towards your goal "TO SELL YOUR HOME".

7. Contingencies Counters:
Reasonable/Common contingencies in Northern Virginia buyers have on your residential sales purchase contract are: Financials, Appraisals, Home Inspection and Radon. Biggest argument and deals that falls through are buyers and sellers unreasonable expectation on home inspection addendum.

Remember your goal is to look at the bigger picture which is sell and move on with your life. Holding on to small things against your Realtor or the buyers will just create more stress on already complex transaction.
