Lister: "Thank you for showing my listing at 1234 Elm Street yesterday.  Would you be so kind as to tell me any comments on the condition, staging or pricing that I could take back to my client?"

Buyer's Agent: "Sure, the laundry basket was out in the hall opposite the laundry room upstairs and my clients remarked about it.  Also, I think that the rec room would show better if it were painted more neutrally than the Redskins team colors!"

Lister: "What did you think of the price?"

Buyer's Agent: "Its OK. We saw some others a little higher and one lower."

The example above might represent a normal showing feedback conversation. 

NOTE: The purpose of showing feedback is to get feedback to present the seller's in improving the odds of ANOTHER BUYER liking the house.  If the buyers that viewed it liked it they would have already contacted the lister with an offer via their agent. The fact that they did not means it is not the right house for them.

The purpose of asking for showing feedback is NOT to solicit for an offer. It is to get the information to take back to the sellers from eyes other than those of the sellers themselves and the listing agent.

Good posting on the broker feedback.  Too often, we get one word answers or short sentence to a question that really does nothing in the way of a feedback for the seller.  Brokers get way too lazy in their responses.  It is simply understood, that if there is NO offer after a showing, we KNOW that this buyer was not interested.   Please, provide consructive feedback so we can share the buying market concerns with the home seller.
