What areas are most important to stage? #3 Bathrooms

If you are selling your Burlington home and have a tight budget for preparing it, where should you spend your staging money?

In part one I discussed Curb Appeal which draws the buyer out of the car and into the house.

In part two I talked about the kitchen. Kitchens hold many of the buyer's 'I wants'.

Now, in part three I want to look at bathrooms. Kitchens and bathrooms are big ticket items that buyers would like to see ready for them.

Today's buyers are looking for:

  • a home with a powder room.
  • a home with a family bathroom.
  • a home with an en suite.

Each of these bathrooms has its list of 'I wants'.

The powder room should be on the main floor. It can have a pedestal sink or a vanity with sink.

The family bathroom should be accessible to all the bedrooms. In some homes they have a Jack and Jill set up where the children each have a door to the bathroom. In some homes this bathroom has an en suite privilege from the master bedroom. Having double sinks can be an advantage.

The en suite bathroom can vary with the size of the house. It can be an en suite privilege to the main bath or a 3 piece with a toilet, sink and shower. From there you move up by adding a separate tub and bidet.

Whatever types of bathrooms your home offers, they should show the buyer they can be used without immediate work. If your bathrooms are looking tired you can update by:

  • removing wallpaper and painting the walls a neutral color.
  • painting the vanity and changing the hardware.
  • installing a new vanity top. This can be a newer laminate or hard surface top of granite or marble.
  • installing a new sink. If you are looking at hard surface counter tops you will note that the sinks are under mounted. There is also the choice of a vessel sink.
  • installing new taps.
  • replacing the lighting.
  • covering up a colored tub with an insert and surround in  neutral. Then follow with a neutral sink and toilet.

Once your bathroom is as updated as your budget allows, add decorative touches. Keep the bathrooms spotlessly clean, the towels fresh and folded and all the personal items out of sight.

Janice - great tips on improving bathrooms when preparing to sell without breaking the bank.  They are all easy fixes which should be done prior to putting a home on the market! You always give out great advice that on preparing homes for sale in this market which is so important!

Hi Janice--buyers don't want to update bathrooms any more than kitchens so smart sellers so as much work as the budget allows before putting their home on the market.  Your ideas are smart and cost effective.

In one of the condo communities I work in, I think the developer also owned a wallpaper company, or had stock in a wallpaper company. There is wallpaper everywhere…. every room, every wall.

Hi Janice,

Great advice for sellers.  You are so right...  bathrooms must look updated even if they can't be remodeled before putting a home on the market.  Painting the walls and even the cabinets would help...  new hardware and or light fixtures can also make a difference...  as you said!!!  Another wonderful post in your series.... I'm looking forward to reading all of them!!!
