Viewing a Property in the Rain is Actually a Good Idea

During the summer months, Louisiana can have its share of tropical rainstorms. It is not always a bad thing to view Lake Charles Homes for Sale in the rain!

Flood zones are always of concern for buyers in Southwest Louisiana. Many areas in Calcasieu Parish have overlapping flood zones and some areas of Lake Charles have been re-zoned with new FEMA Flood maps.

When viewing a property for sale during or soon after a hard rain, buyers can determine how the property drains and spot low lying areas. A few things to look for are:

  • Gutters
  • Ditches
  • Drainage
  • Low spots
  • Standing Water
  • Water that has seeped under the doors or windows
  • Roof issues
  • Ceiling drips or leaks

Open ditches can fill up quickly with hard rains and in the summer months Lake Charles homeowners can experience daily rains. Often times the water does not have time to drain off quickly before rain water accumulates again. By viewing a Lake Charles home for sale during or soon after a rain, buyers are able to check drainage issues.

Another concern of homeowners with standing water is the attraction of mosquitoes!

Tropical storms are frequent in Southwest Louisiana and if a named storm forms in the Gulf, real estate closings can be postponed.

If you are a Lake Charles Buyer searching for a home to purchase, do your research. You will want to verify the flood zones to determine if flood insurance is required with the property.

It is not a bad idea to view the property to address any drainage issues that are unseen on sunny days !

I agree.  Spring also seems like a good time to view property because of water.  I didn't find out that there was a "stream" running in the crawl space of the house I purchased in the summer until the following spring.

  The sump pump had to be replaced and ran continuously all spring.  Something that I would have thought about in my decision making process had I known.

I completely agree, especially if it's a home in the flats or on a steep hill with possible erosion problems.

I always think looking at houses or inspecting houses in a rainy day can be a good thing, you can also see if there is any leaking roof.

Marilyn, Great point. It's one thing to discuss flooding ... it's another to see the results of rain in various areas.  The photos are very telling!

Great points, Marilyn.  Some of the defects can be a quick fix, like improper slopage of the land away from the home.  Some, well - on to the next home.
