The importance of Regular Home Maintenance

Seriously, One year ago, we had an issue with our Air Conditioning.  It was extremely hot out (just as it is right now),  and our air conditioning quit.  It turned out to be a simple fix, and all was good.  So good, that I wrote a blog post about maintenance, blah, blah, blah.  Well, I need to learn to practice what I preach!  Last night, as I entered the kitchen to prepare dinner, Something caught my eye.  I watched in that direction for a moment and saw it again.  OMG.... It was a drop of water and I was seeing the spash!  Uh.....Roger, we have a problem!

Dang it, if it wasn't something we could have prevented with a little scheduled maintenance.   Anyway, Our drainage pipe was clogged (which happens if you don't maintain), and the automatic shut off valve didn't automatically shut off when the pan filled up (guess we better get that taken care of).  After Roger spent 30 minutes in the 200 degree attic, we put the handy dandy shop vac to use, and got the problem taken care of.  But, unfortunately, not before the pan overflowed and now we have a couple of small stains on the ceiling to take care of, a little dry wall repair, and another lesson learned.   Tomorrow, we will make sure to provide a little maintenance to the second unit before it's too late!  Don't forget those small and easy maintenance procedures that can save you lots of time and money in the longrun.  For a great Home Maintenance checklist, visit

Jan - I'm glad it was an easy fix too..... It's all taken care of now, and I have learned to follow my own advice!  Thanks.

Bill - You are so right..... It's always something.  Better take care of that new system.

Karen - That's funny, my cleaning motto is "Live like you are selling".... Doesn't always work for me (obviously).  Have a great day!

Marshall - My husband hates those units in the attice :0(  Fortunately, our damage was minimal.....I hate to think what could have happened had we been away from home!

Amy - had something similar happen to us.  Those darn AC units... isn't it just like them to break when we're all having hot hot hot weather!

Maintenance suggestion for the A/C drain: Use that shop vac to suction out any "gunk" growing in your drain pipe. It's much easier than trying to blow the stuff out (especially with a ceiling location for the drain tray). Just hook up the vac hose to your outside drain, then fire-up the vac. Learned this one last year when having my A/C serviced. Much better than using bleach in the pan (esp. for a unit inside your ceiling -- the bleach smell would drive you right outta there). A good idea also is to use those anti-algae tablets in the tray.

Home inspections are great because a good Home Inspector provides a maitenance checklist.  Another important thing is to clean the gutters every year.
