Here is a great reblog that we should all pass on to our clients when they are buying a new home. There is a reason why most new home builders do not install garage door openers.
Garage Doors can be tricky. When building a brand new home, many new home construction builders do not include a garage door opener in their standard features. Some people feel they can get one less expensively if they buy one themselves and then install it. Yes, it will cost you less initially, but what if your door ends up like this one? This is one of my neighbors...
What many builders don't tell you is that if you install the garage door opener yourself, and not have a professional install it, you could void your warranty, not just on the garage door, but the framing, and the structural warranty around that garage area. When the door comes crashing down, you could put unnecessary force on the actual structure, and the builder doesn't want to pay to repair something that you messed up on. They only like to pay for their own mistakes.
Unless you know someone who will install the garage door opener cheaper than the builder AND provide you with a warranty, it actually costs less in the long run to pay a few extra bucks from the builder so your warranty is valid for the "just in case" something happens.
