Are You A Match Maker Or A Taxi Cab Driver??

There are many good real estate deals available today.  Our builders are always looking for new projects, and recently we’ve found several pieces of property that have great potential.  The problem is coordinating showings to several of our builders.  This is a sensitive area.

Another problem that needs to be handled very carefully is who gets fed what properties!!!  It’s to our advantage that there is a variety right now to show.  We need to basically create the deal before we introduce it. 

We have several homes that could be a tear down.  Those would be introduced to our active builders.  There are several homes that could be fix and flip, and those would be directed to other clients of ours. 

Do you fine-tune your showings so that you do not waste your clients’ time or yours?  Or do you show each client everything?  Some properties are ideal and others are not perfect for each client.  Do you make those decisions or do you just keep showing property???  

Time is money, and builders are usually short of time.  Ours rely on us to listen to their request for property and to be the match maker.  Are you a match maker or a taxi cab driver?

This is where technology helps. I will preview the property (and with permission in advance) will take pictures and video to send my clients.Typically I will also send comps with my report.

 Before entering the front door my clients have a good idea of what they are getting into. Yes this is more work for me upfront, but it does make the process flow better.

Christine.....everyone who is buying today is nervous....can't blame them....what looks like a great deal now could be not so good in the future....builders are always worried about that and I can understand why....

Doug.....this is alot more work for you....but I'm sure it's appreciated by your buyers....if not, it should be!!

That makes sense Barbara!  In my resort market, sometimes they buy up, but typically they sell to get out of second home ownership.

Hi Barbara. First, I work on being a good listener to my clients needs. Then, I can narrow down the whole search process by being a match maker to find that Dream Home. Every home builder is offers something different, and it's up to me to match those buyers with the right builder that will meet their needs.

I get as focused as I can.  I'm not a tour guide or a taxi driver.  You nailed it.  Our job is to narrow the houses that actually work for the buyer.  If a buyer can't appreciate that and wants to just look at everything, there's a clue they aren't serious buyers.

Good morning, Ma!  I think the major difference would be that a taxi driver gets PAID to drive people around, and we don't!  But I see your point.  I made that mistake early on in my career (being the unpaid taxi driver) and WON'T do it again.  Thank you as usual for your advice :)

I have had one buyer that I have showed maybe 10 homes to.  He found his home on house number 3, but wanted to look more.  Most buyers I work with find the home after I only show them a couple.  My last buyer only saw 1 :)!  So..I think that I am a match maker because I listen to the client needs and wants and try to eliminate homes that don't fit those.  (now I am going to go find some wood to knock on :) ).

If buyers show signs of wandering aimlessly all over the county - I refer them to someone else.  Showing 100 homes to a buyer is not consistent with making a LIVING.  I try to be a matchmaker and I warn my buyers that they will see the best of the invenotry up-front.  If they insist on looking under rocks - I will let them call all the shots on ONE TOUR.   They generally pull hunks of junk off the MLS that I know will never fly in a million years.  Once they see that its trash - they tend to shape up and realize that I know what I'm doing.  If not I'm done humoring them.    To be honest there are so many lookie lous out there right now - I look for signs that say - "this person is not buying anything."

Ruthmarie......everytime I read one of your comments, I thank my lucky stars that my team and I focus on listings.....lookie lous?????   not on our watch!!!  the only buyers we deal with are our sellers and they NEED to buy...their homes are sold....or our builders and they are truly our bread and butter....their time is valuable and we need to be a match maker there.

I will not and do not work with lookie-loos. No way, no how. I have too many buyers and sellers that need my attention. I didn't do that when I was a new agent and I'm certainly not going to do it now.

Barbara, IMHO the key to not being a taxi driver is to ask the right questions and understanding the buyer before you ever get in the car.

Tom....an agent should be able to get an indication of how serious that buyer is by asking a few important questions....
