FIDUCIARY AND FAIR AND HONEST DEALING
Not just for disclosure sake either. I have a fiduciary obligation to protect my client and their interest that's for sure. This is sacred to me and first and foremost. To every one else, they get fair and honest dealing when I am involved. When transacting in Real Estate, everyone has to connect on a multitude of issues. Condition of the home is one of big-gees.
BUYER HAS A BUYING POINT OF VIEW
There are repairs that need to be done. Either for getting top dollar or for best showing purposes. As sellers know, we get used to things functioning and performing over time and that is good enough for us. But for the borrower, the lender and the buyers agent, before they make this huge investment, there are things they want too.
KNOWLEDGE IS POWER
Knowing about the home and its strengths and weaknesses before going to market is a smart and professional move to make. it has so much to do with pricing too. If we raise the repair standards high, the price may reflect the upper regions of the area. If we draw the line on questionable repairs, the price should reflect that too
I RECOMMEND AN INSPECTION
I am in support of an inspection before listing. that can be done by the seller and the agent or you can take the professional, no fail guaranteed approach and hire an inspector. The end result is this:
BEING SAVVY SELLS ALL THE TIME
When you get an interested buyer and their agent involved in the property and you are able to speak with authority and confidence in regards to the condition of the house, things naturally go smoother and sell quicker too. Remember the rule: People buy from people first...then the product.
REAL ESTATE IS A MAJOR PURCHASE
Knowing the product and being honest and forthright makes all the people involved in a Real Estate transaction memorable friends for life. Whats wrong with that?
