We specifically look for Notice of Defaults, Trustee Sale and even recissions.  Too many times your client lists the property with you, you are in contract with the buyer and yet the foreclsoure process begins and you would want to know that if it occurs.

We also look at the preliminary report on a monthly basis and not just wait until the end when your ready to close -- Southern California uses a form called the Statement of Information that we require of a seller that allows us to not only check the property but the individual for issues that might affect the closing.

Scott, it sounds to me like the agents need to get the contract to you asap so that First American Title can start working on it to discover possible problems!

It's good to know you're working with agents to keep the transactions moving forward when it's a short sale.  That takes experienced escrow officers to be paying attention at all times.

Scott, this is a great idea and sorely needed!  Too many escrow officers turn away short sale transactions.  They hate 'em and I can't blame 'em.  I hate SS too but it's where the market is, so we gotta work it!  :)
