Now more than ever experience counts when selling a home.

Selling your property can bring you lots of stress as well as fun and excitement. .you need to be fully prepared.

This is the time that you need to fix up all those small problems that you have ignored for many years. You will also need to decide if you are going to sell it as a FSBO? or hire a local professional real estate broker. This transaction will take time, and will depend greatly on who is helping you and their knowledge to the local real estate market.

First decide who you need to hire if you are seeking professional help. The right person will begin working with you and give you several suggestions to what to do.

What to fix? Where to spend money? Where to save  some money?

When to put your home in the market? The Strategy about the competition?

 

There are many questions to be considered 

in order to influence whether your home will sell or sit on the market for a long time.. A house for sale should be first market skillfully to attract as many possible buyers as possible. .to be visually appealing and in good condition.

I always say to my prospective selling clients that I could fly a helicopter over your house with a for sale sign . . But what sells is price, condition and location . . .We can help you set the right price, you can help us help you by working on the condition and for the location, well we can't control that. . so if you want to sell pay attention to the following:

 

  • Are the lawn and shrubs well maintained?
  • Are there any cracks in the foundation or walkways?
  • Does the driveway need fresh resurfacing?
  • Are the gutters, chimney and outside walls in good condition?
  • Do the window casings, shutters, siding or doors need painting?
  • Are garbage and debris stored out of sight? .at least from first glance!
  • Are lawn mowers and all the water hoses properly stored?
  • Are your kids toys all over the place or properly stored?

 

 

It is important to clean up your whole house and pretend your mother in law is visiting you for the weekend. The condition and appearance of your home will affect the decision of all prospective buyers. These people always would prefer clean and comfortable homes. In some cases it is better to touch up the interior part of your home by putting a fresh coat of paint in the most used areas for example. This will clean as well as brighten up the rooms and give a positive vibe to prospective buyers.

While you at it. . .wash the walls where paints are not appropriate (for example wall paper, paneling and tiles). Wash all floors and bathrooms tiles and replace and/or fix any broken tile, scratched wood. Professionally clean all carpets, not only this will make your home look good but it will also make smell good!

Ultimately, the realtor you choose to help you should be knowledgeable in the area in which the home is located. They in turn will get better co-operation from other agents. You should always ask for references from the realtor as he or she should be willing to give you names of previous clients. And finally the best test you can have is to trust your intuition. .do you like this person?. . Because he or she will be representing you, speaking for you, negotiating for you and you need to be sure you get the best person out there for your money.

Honesty pays here. .look for a realtor who can tell you the true, and not what they think you want to hear.
