900 Blog ArticlesMost people looking for a real estate investment strategy are seeking two key things (besides a solid rate of return) when they approach the idea of investing in cash producing real estate. They want simplicity and they want safety.

It is very rare that I meet with somebody who wants to be actively involved in property management, and nobody wants to put their hard earned savings at risk. With these two points in mind, today's blog post (my 900th on the Tallahassee Real Estate Blog) will explain a real estate investment strategy designed for strong rates of return while remaining both simple and safe.

Before we identify and explore the 5 critical elements of a simple and safe real estate investment strategy, it is important to understand how a long term plan of "buy and hold" is the safest and smartest way for the typical investor to grow wealth. I have created a short video explaining how we use real estate market cycles to buy low, and sell high. If you like the video, please pass it along your social networks with the buttons embedded in the video.

5 Critical Elements Of A Safe Real Estate Investment Strategy

I believe there are 5 critical elements of a simple and safe real estate investment strategy and if observed, new property owners will have a long and successful experience that will provide better returns than what most people can find in other investment opportunities. These five elements are:

  1. Establish A Goal (Rate Of Return)
  2. Assemble A Team
  3. Understand The Numbers
  4. Choose Targeted Location
  5. Choose Boring Properties (yep, not a typo)

Boring = VANILLA = it is APPEAL to a broader tenant prospect pool.

One of the HARDEST parts of my initial rental property presentation is telling HOMEowners that they need to REpaint their beautifully painted, Martha Stewart $75/gallon kitchen to a more neutral BORING color.

My brother was chatting with me about how "easy" it would be to buy properties and flip them.  A lot of the points you make here, are the same points I made to him.

Joe, 900 is a nice round number.  I know I've read about 500 of them and always capture excellent information from them.  Here, if you don't take that extra step into the details you're really missing out.

Thanks Chris ... I can't imagine flipping in a downward market. You had better be working 80 hours per week at it.

Thank you Kevin ... they say the "Devil's in the details" or something like that, right?

Joe- congrats on 900 and I may have to go back and read a few... that should take me forever.  My husband (semi-retired builder) and I had planned on investing in properties when we first moved back to FL but saw the prices still on the decline.  Seeing that we decided to put our $$ elsewhere.   I agree with all 5 of your points, even the "boring" one.
