Take the Money and Run...
    It is not uncommon to have large, hail producing thunderstorms roll through the Take the money and run...Middle Tennessee area. On occasions, some of these storms produce hail stones large enough to damage roof shingles and siding. While we have not had any real bad storms this year,  we have had several of them the past few years.
    While inspecting a property in an area of known hail damaged roofs, I was taken by surprise to still see a hail damaged roof in this particular subdivision. Usually when a disaster like this hits an area, the insurance companies are very quick to come to the aid of the home owners and issue checks for damages done.
    Every house around had a bright shiny new roof except for this one. It made the buyer, the real estate agent and myself wonder if they were taking reality TV to heart or listening to too much of the Steve Miller Band?

Michael - Good to know and yes some homeowners will take that money and run and just try to get out hoping the inspection issue won't come up. But of course any good inspector should see this and make note of it. Did they get the new roof?

I vote for the latter!  In this economy, more and more folks are not fixing cars and now I see roofs!

I guess it would be smart if buyer would ask credit to fix the roof... and way, seller should of take care of this BEFORE putting his house on the market.

That's why I always remind homeowners that one day they will have to sell that property. If anything needs to be replaced it should be. Including a roof that you received insurance money to repair.

Michael, No telling what really happened.  Only the insurance company and homeowner know for sure. There are endless possibilities as so many comments have pointed out.

 . . . but every time I go to replace the roof it's raining. And every time it's not raining the roof doesn't leak so why fix it?

How could that be?  I guess the owners had a better use for the money.  In any event, now the buyers know and will act accordingly.

I have had this happen in a transaction! The buyer wanted the roof replaced and the seller lost the sale because he didn't have the cashola! Big bummer too because I had been showing them houses forever and this was the first one they really liked! I did get them into something else though that they loved after three months more of looking!

The owners of this property may have made an insurance claim, received the check and opted to not repair the roof.  In which case, they will pay for the damage to the roof when their home is sold since the value will be reduced by the cost of a roof.

Depending on when the present owners purchased the property, it's quite possible that the owners may be upside down and know that they will be losing their home soon anyway.  Why repair a roof for a mortgage company???

The mind wanders.
